It has been too long since our last East MB Bucket. (See "East MB Bucket (5)" from October.)

Lots has happened back east since then, of course.

We note that the home at Marine/Aviation that we featured back then, 1856 Marine, has now dropped to $549k.

Say what you will, seeing any SFR in MB in the 500s is just a shocker.

Two of the failed auction homes were in EMB: 1211 11th is back at $1.799m (auction start: $1.450m) and 1405 Faymont (not currently active; was $1.399m at auction).

And then there's 1751 Nelson, a new home offered up this week at $2.199m (click address for more pics & details via Redfin).

Marketing materials might ask: Got columns?

This home has got a lot of them. Inside, outside. Tall, small. Even in the master bath.

Columns, columns, columns.

We'll go out on a limb here and say it seems that columns are largely an east/west phenomenon in MB. You see them east of Hwy. 1, and not so much to the west. Why is that?

We've got plenty of stapled-on stone, Mediter-Caliter-Tuscan-raneans west of Sepulveda, and plenty of Cape Cods, and all kinds of architectural clichés like that, but columns just haven't caught on. And for that, we're thankful.

But some people clearly love their columns. Builders build them, and they rake. Or, at least, they have raked.

As before, please use this "East MB Bucket" thread to post information about all listings and goings-on east of Sepulveda, data, critiques, news, etc., and, perhaps, columns.

$2+ million in East Manhattan? Maybe this home on a normal-sized lot in the Trees, but definitely not reasonable on the East side.

The columns are in keeping with the Mediterranean theme. Remember studying Greek architecture in high school? You could tell the period of a building by the columns (Doric, Ionic, Corinthian).

Regarding the question marks, I'm pretty sure it's a formatting snafu.

Going back to that house on Marine/Aviation. Can you believe that someone paid $900K for that? Gives you an idea of how out of whack the market was here in the past few years.

There are plenty of columns in that house which serve no practical purpose other than to add to the total quantity of columns. I think columns are OK if they are "functional", ie, they are load-bearing. Lots of columns in this house are butted against walls. That looks stupid.

My nncle lives on a walkstreet, which is the best MB has to offer IMHO. However, I think most streets in EMB are preferable to the way overcrowded Tree Section. The lots are simply too small.

What I like most about East Manhattan Beach is its close proximity to the "99 Cents Store" at the corner of MBB @ Inglewood Ave.

The ubiquitous day workers that gather there are also a nice touch.

2:14 - "Close in proximity" is correct, it qualifies that objects are close spatially. "Close proximity" has been abused so much now that it is considered acceptable; similar to "free gift". Are you really so bored that you troll message boards correcting redundant grammar? Yikes.

Went through the new KJ on 8th and
Meadows. Very nice quality work.
I just wish I could afford his price.
This guy seems to be the only quality
builder left standing in MB.

Thank god the people on this board aren't indicative of the people who live in MB.

Anyone building any unique new homes in MB anymore? Every one I see that's less than 4000 sqft has a tract-home-ish feel to it. I wouldn't kick one out of bed, but for $2mil I expect more.

And if prices fell 50% I'd be fine with it ;)

Heard KJ homes have the helping touch of Luann Fabian for many years now, she has been his super for quite a while and now on her own I think. Been seeing her signs around town quite a bit. Maybe another Kim Komick?

Just go on the second floor of a KJ
home. You can jump up and down and
there is no noise on impact either
on the first floor or the second.
He must double up on sub flooring
or double up on floor joists or
pack in insulation. It's great!
Go in most of the other homes sold
here and you will hear ever step.

That little section of 2nd street near PCH had another price reduction this weekend. Last week was Rich VR. This weekend is the new house across the street.

Those two brand new houses are now cheaper than the ~2005 house next door also for sale.

Maybe another year or two and Rich VR will sell?

I hope someone out there can help.

I had a client ask about the new
contemporary listing on 1509 Lynngrove that's billed as being very "GREEN" with lots of green features.

I suppose the "green-ness" factor is why they are pricing the property, that backs onto Redondo across from the Middle School, so high--especially given its relatively small size (2400') and smallish lot (5400').

My client wanted to know whether all the "Green" stuff was going to save her money in operating costs (lower energy bills?) or cost her additional money (high repair costs/upkeep) when compared to traditional homes.

I, frankly, don't know the answer.

Does anyone out there have any idea? Huggy?

I wonder what the "athlete" affect has on EMB. You get a lot of mid-level guys living in EMB. They buy at or above list when they have to buy. Now when they have to sell they will sell at any price. A good example is:

They've been on the market since August and haven't lowered their price a penny! Yes, it's a lovely home and yes, it's asking below what they paid for it, but if it was worth $2.49 now, it would have sold already. After the September finanical disaster became clear, you'd think maybe they would have gotten a clue.

But perhaps they Heloc's it and can't sell it any lower--then it might have to go to foreclosure before it gets a a real "market" price.

Don't ahtletes get home relo protection from their teams? Maybe that's another explanation for what's happening here: the homeowners have to try to sell it for XX amount of time until the relo compnay buys them out. Then the relo company has to take the hit.

Time will tell.

Check out this price cut. This is a brand new detached townhouse RIGHT next to the Quickie Lube on 2nd. Miserable locations. But they just hacked 300-K off of it.
