In our MB Market Update just last week, we noted 6 recent deals (new escrows) that, by themselves, were worth more than $28.5M.
The flood of new sales activity has continued since, with several deals posting over the weekend and Monday. (Some other listings also made deals but did not post status changes yet in the MLS. Grrrr.)
Here are some of the newest escrows:
15 Nantucket (3br/3ba, 2625 sqft.), is nicely remodeled TH with extra space and a well-done customized patio. This one has a rare "8F" floorplan with a master on the first floor and extra space on the top floor, including a bright office nook and open bonus room.
List price: $1.895M. Sold in 4 days.
3308 Pine (3br/2ba, 1400 sqft.) is a brightly remodeled cottage north of Valley and east of Pacific. Getting a nice home under $2M west of the highway isn't easy. But here was noe.
List price: $1.650M. Sold in 11 days.
2009 Magnolia (3br/2ba, 1700 sqft.) is an East Manhattan home with light updates.
List price: $1.573M. Sold in 4 days.
219 38th Place (3br/4ba, 1750 sqft.) is an El Porto SFR custom built in 2010.
List price: $2.149M. Sold in 11 days.
605 29th (5br/6ba, 4715 sqft.) is Tree Section new construction that has made a deal pre-completion off-market, and is now posted pending with price of $4.500M.
228 11th Place (2br/2ba, 1000 sqft.) re-listed this year 30% lower than its start last year. Turns out $1.750M was a price that could draw offers.
412 Highland (3br/4ba, 2100 sqft.) is an early 90s TH with light cosmetic remodeling. South of the pier is good. Ocean peeks are good. This one was last at $2.650M.
That's well over $15M from 7 new escrows in just the last few days.
So, yes, Spring continues to do what it is supposed to do in our local real estate market.
