2312 Pine has a deal after just 6 weeks on market.
Readers will recall that MBC ran a pricing poll on the property (click for the results story) not so much because it seemed to be priced wrong, but to ask what kind of markup a 2003 acquisition might get today. Start price was $1.889m; expect the final price to be well above $1.7m. (July 2003: $1.559m.)
440 6th is back on market, with a price cut to $4.299m. That's a bit of a downer, since the property had posted with a deal after less than 2 months on market. (See "Newly Gone, South," from a couple weeks ago.) Looks like the original buyers could still come through, depending...
523 14th (5br/4ba, 4900 sq. ft.), a new home on a prestige block near downtown, has closed for $3.1m.
MBC said in June that the home might "shatter the notion you may first have when we say 'new spec home in the Trees.'" It was no cookie-cutter, a nice balance of modern features with a traditional Cape Cod style, with ocean views to boot.
Final price came to $634/PSF, quite strong among new-construction sales recently, though below the Fisher King & Queen (1212 and 1208 Fisher), giant contemporaries nearby which recently came in near $770/PSF.
