High Expectations on 2ndPosted on Friday, September 21st, 2012 at 4:59am.
Your blog author (Dave) used to live down by the house. We'd amble by. It's a marvel. The folks living there were nice. Great vibes.
Obviously, the home's a huge labor of love. French-inspired and literally loaded with features and amenities from overseas. Very old stuff, mixed with very new.
But we never got inside.
There were long rumors that it could be had for a $4m-ish number. They put it on the Martys tour (Sophisticated Snoop) in 2011. (Word to the wise: If a home's on the Martyrs tour, the owners are probably thinking of selling.) We missed the Snoop!
Did we know, before this week, that the home nears 5300 sq. ft.? Why, no. You gotta dig to get that kind of square footage on a standard 2700 sq. ft. lot like this.
What's not to love, for your $4.150m?
That's the start price here, and while $4+ for a non-walkstreet home might previously have been hard to digest, let's not forget...
Very close neighbor 401 2nd (5br/6ba, 5380 sq. ft.), sold almost exactly one year ago, almost instantly, above asking, at $4.150m.
There's that number again.
And yes, both were in the incredible 5300+ sq. ft. range, highly stylized, some kind of mix of heavy, classical styling and modern amenities in a newer home. The kinds of places that really stand out in a neighborhood.
Looking for a landmark?
416 2nd (5br/6ba, 5380 sq. ft.) is open Friday for brokers (12-2), and Sunday 2-4pm, opening up now at $4.150m. No one asked us to give you the advance notice, but if you can clear 20 minutes on either day, do.
