If you've been watching, yes, that's the Spring market taking shape.
February began with a rush of new listings, pushing total inventory up by 19 in just 2 weeks.
And some new listings are selling right away:
2301 Grandview (3br/4ba, 1825 sqft.) listed Feb. 6 and was in escrow by Feb. 10.
The 2000-built townhome looks nice and has a favorable corner location with some treetop/rooftop views to the southeast.
It still may merit a further modernization, but you've got to start somewhere.
Listed at $2.399M, it was gone before you knew it.
Neighboring TH at 432 23rd St. (3br/4ba, 2000 sqft.) was also gone in a flash.
The 2014 "plantation" style unit began at $2.695M.
A large Hill Section Cape Cod with ocean views (sounds nice!) at 852 8th (5br/6ba, 4700 sqft.) was in escrow in a blink also.
Listed at $6.195M, it didn't even make it to the broker's open.
Also in the Hill Section, a Mad Men modernized 1950s SFR on a prime view lot at 822 6th sold quickly, with a price tag of $2.999M.
People see those views and say "must have." The fact that it's only a 35' wide lot matters less than the incredible, unblockable southern views.
Over on the East side, one of the recent listings that we truly raved about was 1315 21st. (See our weekend open house post referencing it.)
Turns out, it wasn't just one blogging broker who like the ultra-cool, single-level, wide-open layout and sleek details.
Listed at $2.499M, it had immediate interest.
These are all good signs if you're looking ahead to the season. Some sensational homes are hitting the market, and at several price tiers there is interest being converted to contracts.
