One sale has now redefined what's possible east of Sepulveda.
It's 1400 23rd (6br/6ba, 4800 sqft.), boasting a corner lot, large yard and many, many artistic details that helped make this top-tier build literally the priciest comparable sale ever in East Manhattan: $3.700M.
(We're putting aside sold homes with far larger lots; this is the high for a 7000-7500 sqft. "typical" East MB lot.)
Described officially as a "contemporary beach plantation style dream home," the home drew this rave from MB Confidential in September, when it debuted:
"With seriousness, quality and art to it, this enormous home delivers just about everything buyers say they want: Big open floorplan opening to the yard, top-tier counters, finishes and appliances, bonus spaces (a 6th bedroom, covered patio with fireplace and a spot for a TV) and much more."
We added: "It's very hard to find most of this west of the Highway; there will always be compromises and higher prices if you're going to end up in the Tree, Hill or Sand Sections."
This was a bold bet. Try to build the absolute best home in East MB, and you still might only find buyers who want a steep discount for ditching their dreams of being west of the highway.
Ask $3.775M, as these sellers did to begin, and you might get something like that price, or you might sit around forever, watching your price cascade downward from an achievable mid-3's number to the lowest 3's, in the end – a scenario which befell the too-into-themselves sellers of a new modern at 1431 18th (5br/6ba, 5275 sqft.). That one launched at $3.999M and sold for $3.000M.
Whatever risks they took, here the builder/sellers made good.
We've noted a few times recently that some of the new homes built in East Manhattan over this past year or so have radically raised the bar. This one at 1400 23rd was surely the prime example.
There's also one over-the-top spectacular home (a "superhouse" per the official description) still left on the market at 1601 Nelson (6br/7ba, 5800 sqft.). (Pictured here.)
It's still at $3.999M after 6 weeks of trolling for that perfect buyer who wants a Hollywood modern mansion with a walk-to-school location.
Before the sale of 1400 23rd, the highest prices for East MB new construction were:
1131 6th (5br/5ba, 5025 sq. ft.) at $3.600M (Nov. 2015)
1430 18th (6br/7ba, 4600 sqft.) at $3.300M (Oct. 2015)
1632 Voorhees (5br/5ba, 4500 sqft.) at $3.251M (June 2015)
1626 1st (5br/5ba, 4950 sqft.) at $3.200M (Jan. 2014)
1416 3rd (5br/5ba, 4750 sqft.) at $3.199M (Dec. 2014)
There's special mention deserved for the onetime Sunset Idea House at 111 S. Meadows.
That home, while the smallest on this list (5br/6ba, 4200 sqft.), boasted a significantly larger lot, 9500 sqft.
Its sale price, 2 years ago in October 2014: $4.000M.
Still beautiful to see (again) after all this time...
