Martyrs Area / Tree Section
533 15th (6br/6ba, 5300 sq. ft.) could give a pulse to a dead man, bring songs to the lips of a cynic, or, for most of the rest of us, will just elicit "oohs," "ahhhs" and dropped jaws.
It's a giant, crisp, ocean-view beach house benefiting from a huge (7700 sq. ft.) lot on Martyrs Hill. (Built 2004.)
There's a mass of downstairs living space, including a huge, wide-open kitchen/great room that goes up 2 stories. Bonuses on the main level include a separate library/living room, wraparound patio and a back yard that's big enough to tuck away a sports court while preserving ample entertaining space.
Upstairs, several bedrooms have nice ocean views, as does the whimsically decorated front-corner office with its storybook theme. There's even extra space on a landing that now hosts a pool table.
It seems like a reach to find a gripe, but probably the only concern anyone would have about the home is that 15th St. is probably the busiest in the Martyrs area, with the church at the top of the hill and the school nearby.
The sellers know that what they've got is special, so they're asking for one of the highest prices ever seen in the Tree Section: $5.350m, with a Sand-Section-y PPSF of $1,009/PSF.
New homes on the same block sold in 2007 and 2008 for $4.2m each (604 and 608 15th), with PPSFs of $850-$880/PSF.
Meantime, the highest sale price we find in the Trees since January 2007 is $4.4m for 850 18th, a big (6br/6ba, 5950 sq. ft.), newer Spanish that was off the hill and obviously had no views. The PPSF there: $740/PSF, or 26% less than 533 15th.
