Sunday Opens (4/18)

The most compelling new offerings this week are in the Hills and Sand, where we'll focus. 

Apologies here to the Tree Section, where there are plenty of opens, including a new one at 3213 Maple.

Hill Section

605 8th (5br/7ba, 6625 sq. ft.) is a marvelous, newer Cape Cod that has almost too much going for it.

The extra-large lot affords a big home plus pool. The location is steps from downtown, but raised just enough above Ardmore to offer real views from the home's ample decks.

Living spaces are warm and inviting, with a quiet luxury. An elevator and air conditioning will add to your comfort when they're needed. The home's jumped near the top of our favorites list.

Having held this one 4 years, the owners now seek precisely their June 2006 acquisition price from a new buyer: $5.495m.

605 8th is open Sun. 1-4pm.


Sand Section 

513 3rd (4br/5ba, 4000 sq. ft.) is a newer Mediterranean on a sleepy, flat street. With the garage tucked around back, the home sports living areas and a deck with sunny southern exposure.

The home's clean, but filled with custom paint colors that won't be everyone's fancy. Just remember, you can beige it up if that's what you prefer.

Interestingly, the 2002 build turned over quickly, and profitably, in the early part of the decade:
  • June 2002 (new): $1.620m
  • Sept. 2004: $2.260m (+$640k/+40%)
  • May 2005: $2.750m (+$490k/+22%)
Yes, that's a 40% gain in 27 months before the first resale, and another 22% in just 9 months after that. Was there a frenzy in MB at the time? Yes.

Current owners now seek a little bump over May 2005's gotta-have-it price, asking $2.799m to begin.

513 3rd is open Sun. 1-4pm.

221 3rd (4br/5ba, 4075 sq. ft.) is on a prestige block of 3rd, the downhill, beach-close walkstreet.

The bold, newer (2006) Mediterranean was offered for most of 2009 at $4.495m, largely without public opens.

After a little break, it's back at $4.250m and welcoming the rabble.

221 3rd is open Sun. 1-4pm.

455 35th (4br/3ba, 3075 sq. ft.), as MBC noted in "Three Comebackers, Different Fates," a large Cape Cod that was offered for about 6 weeks late last year at $1.599m. It's back now at the same price. (For more, see the review in our "Weekend Opens" post from Oct. 24-25.)
