The
Hometown Fair and related activities this weekend are one of the big charms of our little town.
The athletically inclined will start the 10k at 7:30am Saturday. The musically inclined may wish to see the high school marching band at 10am Sat. at the Joslyn Center, as they officially open the festivities. The fair-minded will enjoy the games, food and music the rest of the weekend.
Don't forget, the best way to be sure to enjoy the fair every year is to buy a home in MB.
To plan your open-house tours for this week, use
MB Confidential's online list of Manhattan Beach open houses (it's mobile-friendly!).
We ask MBC readers who visit these homes to also report back. Tell us what you see, what you like, what you don't like, what you'd change if you owned a particular home, and so on. Use the comments here to discuss the homes we've highlighted.
As always, click any highlighted address below for more pics & details via Redfin.
Hill Section114 N. Poinsettia is posted as open for the first time after 5 months on the market. It's a newer (2007) corner-lot home with nice views. The listing touts 5br/6ba and 6400 sq. ft. of living space on a 7500 sq. ft. lot.
The listing fascinates MBC, and we're eager to check it out. It's not your typical "Mediterranean," but an inspired Spanish ("Andalucian") with lots of great details. The location is a compromise, as the home abuts a fairly busy 4-way stop at 2nd St., and the home's pool is actually in the front yard.
This one began at
$7.750m in May, chopped to $6.995m and late this week plunked to
$6.2m – a total of
$1.550m in cuts so far. When it was still priced near $7m, 114 N. Poinsettia was voted by MBC readers as the most likely of a few Hill Section listings to drop to $6m. (See "
Results: First to $6m.")
Still too pricey to buy? The home is also offered for rent at
$16,500/mo.
Open Sat. & Sun. 1-4pm.1042 1st was Mrs. MBC's pick a couple of weeks ago. It's a darling, huge home (5br/5ba, 4800 sq. ft.) that has been completely updated – so it's easy to look past the 1992 vintage.
Surprisingly good ocean views from the top of 1st St. Be aware, the location is very near to Sepulveda.
$3.495m Open Sun. 1-4pm.Sand Section121 25th is on a walkstreet west of Manhattan Ave., offering 4br/4ba and 3000 sq. ft. We don't have a lot more detail, as the home is not currently posted on the MLS. We do know it was purchased in April 2007 for $3.250m, and is now offered at
$3.3m.
Open Sun. 1-4pm.2211 Highland poses the question we were first prompted to ask one month ago:
Did you know they were still flipping houses these days? We last asked that about another quick flip on Highland Ave. (see below), and it applies here as well. 2211 Highland was purchased for $1.325m in May of this year. It's back now at
$1.949m (+$624k/+47%) after some serious upgrading.
Open Sat. & Sun. 1-4pm.
704 Highland sold in early June for
$1.199m. At the time it was dated, crusty, prominently featuring peeling paint and a yuk interior. In came a flipper. It's superclean and remodeled now, 4 months later. Offered at
$1.499m (+$300k/+25%).
Open Sun. 2-4pm.Tree Section665 17th blew away Mrs. MBC. It's unexpected. If you know the builder/agent, you're mostly familiar with his, er, underwhelming new homes that sit around.
In contrast, here, on a highly desirable, quiet cul-de-sac in the Martyrs neighborhood, you have a huge (6br/5ba, 4600 sq. ft.) home that is tricked out in every respect. Opulent. Alive with detail. Definitely intriguing. It's priced like something special, too, at
$5.0m.If you're headed to the Hometown Fair on Sunday, this one's a quick step away, worth a look.
Open Sun. 2-5pm.2610 Maple is a little starter with 2br/1ba and 1000 sq. ft. It's spiffed up and livable, or you can turn it "into your mansion in the future"
(listing). Starts at
$1.129m. Open Sun. 2-4pm.3210 Ardmore is a charming 10-year-old home in a European style, on a much-bigger-than-normal 6400 sq. ft. lot.
The home offers 5br/4ba and 3500 sq. ft. and some nice open spaces and ties to the outdoors. Granted, it's near Ardmore and Sepulveda, but it's very private. Offered at$1.949m. Also for rent via Westside Rentals at $7,500/mo., but that price might change soon.
Open Sat. & Sun. 1-4pm.
2408 Walnut is a new home with 5br/4ba, 3100 sq. ft. in a clean, bright, Cape Cod style. Starts at $2.289m. Open Sat. & Sun. 1-4pm.
