$3M in Cuts Now at Iconic Martyrs Home

There aren't many places where you can cut $3 million off of a home price and still have a ton of home price left.

But in the Martyrs area, you can.

The custom, iconic, oversized home at 533 15th (6br/7ba, 5300 sqft.) recently cut $1 million from its price.

For the third time.

So now, the listing is down from $12.999M to $9.999M

Critically (perhaps), it will now start showing up in the searches set up by people who are looking only at homes under $10 million.

528 15th Street, Manhattan Beach, Over the course of 6 months on market, 533 15th has watched neighboring 528 15th (6br/7ba, 6483 sqft.) come and go on the market.

That home, about 10 years newer and repeatedly tricked out to the nines by its owners, also had to take a $1 million cut, but just one. It was asking $13.499M and closed for $12.500M

If you want to go by PPSF (we never use it!), 533 15th is now priced a little lower than 528.

We don't need to run through every listing to ever cut $3 million, but you're only going to find them on The Strand, maybe the Martyrs area like this one, and the Hill Section.

808 John St, Manhattan Beach, Indeed, last year, in the Hill Section, a double-lot home at 808 John (5br/6ba, 6604 sqft., 20K sqft. lot) sat for a while at $19.900M before cutting to $16.900M.

It rested there for 5 more months till our own buyer clients saw the opportunity, and took almost $3 million more off the price, closing at $14.100M.

Did you know that the median home price of LA County is currently $926K? 

All these big price cuts in Manhattan Beach are like lopping off multiple homes.

533 15th St, Manhattan Beach, Back to 533 15th, it's a home that's been on the MBC radar in the past. 

Way back in 2011, it became the highest-price sale ever in the Trees, when it closed for $4.700M.

It was one of several "ceiling-busting deals" that marked Manhattan Beach's stark ascendance from the doldrums of the post-Great Recession market.

Prior to the sale, we had offered a little review and called it a "giant, crisp, ocean-view beach house" that "could give a pulse to a dead man" or "bring songs to the lips of a cynic."

Yeah, sometimes we really like houses.
