And Then, 1391 Days Later...

201 15th Street, Manhattan Beach,

Can you remember April 2020? 

Life was different. (It was pretty disrupted, actually.)

The kids were smaller. That tree out front was freshly planted. Did we have all these gray hairs back then?

Whatever else was going on, April 2020 was also when 201 15th St. (6br/3ba, 2100 sqft.) first hit the market for sale.

It's a 1950s triplex on a full lot, right in the heart of downtown Manhattan Beach.

And now it has sold, closing last Friday for $3.006M.

In between April 2020 and September 2025, the property racked up an astonishing 1391 days on the MLS.

One thousand, three hundred and ninety-one. I mean. 

One time, when the listing went under contract, we proclaimed the property the "DOM Champ."  

That was in December 2021, when the listing had a paltry 571 DOM. (The escrow didn't close; the property came back.)

More than a year ago, in March 2024, we took note again when the listing was under contract. The days on market count was then at 937. (That escrow also didn't close.)

While we certainly called attention to that big DOM number, we also said last year:

Now, we need to be super fair. They could have canceled and re-listed this property any number of times over the years.

To that point, the property never had re-listed. 

But in February this year, they finally did.  

203 15th, Manhattan Beach, Moreover, the address was new: 203 15th St. is now the listing that has closed. (As you can see in the top photo, the lower unit has the address 201, and the upper is 203.) 

Even the re-list ran slightly more than 6 months, hitting 185 days active in the MLS. 

(We've stitched together the total market time for the two listings [201 15th and 203 15th] to reach that grand total of 1391.) 

Where does this DOM count rank in the history of Manhattan Beach real estate?

We checked MLS records going back to 2010. We found a total of 10 additional listings with 500+ total days on market. 

Two ran between 700-800 days.

The title for most combined days on the MLS previously seems to be held by 224 16th (5br/5ba, 4225 sqft.), a walkstreet early-90s house near downtown. Listed from June 2018-April 2021, it logged 929 combined days of marketing time across two listings.

201/203 15th has just exceeded that total by 50%

Over that time, the listing(s) made 23 price changes – mostly down, but some up – moving the price from a start at $4.550M down to $3.399M over the main listing, and as low as $3.199M on the version with 203 15th as the address.

Since we're talking about stuff from a long time ago, there's a famous quote attributed to a man who was president 100 years ago (Calvin Coolidge):

"Nothing in this world can take the place of persistence." 

He didn't know it then, but it seems Mr. Coolidge was actually giving advice on marketing property.
