Every 4 Years, This Little House Sells

137 15th Street, Manhattan Beach,

There are hundreds, maybe thousands, of houses in Manhattan Beach that haven't sold in decades. 

People buy them, move in, maybe remodel a little bit from time to time, and live out their lives. 

Then there are houses that seem to turn over regularly – frequent flyers on the market, if you will. 

One, an ultramodern little remodel at 137 15th (2br/2ba, 888 sqft.), has sold 4 times in the past 12 years. 

Each time, the gap between sales was 4 years:

2014 - $1.950M

2018 - $2.200M

2022 - $2.555M

2026 - $2.915M

In a way, it's as if 137 15th has been quietly narrating the Manhattan Beach market for 12 years, or surfing its waves. Each sale calls to mind a chapter and a vibe: post‑recovery optimism in 2014, steady confidence in 2018, a pandemic‑era boomlet in 2022 and now a high sale in a 2026 market that’s surprising to the upside. That's packing a lot of narrative into just 888 square feet.

(Side note: The 2014 and 2018 listings showed the house at 889 square feet, while all the later listings went with 888. They suddenly began feeling lucky?)

The only break in the pattern was 2020-21, when the home sat on the market while everything else was flying. Now, in retrospect, we can see that the problem then was simple: it wasn't time yet. They needed to get into that fourth year.

If you feel like you missed it this time, maybe set a notification for around 2030. If history is any guide, 137 15th should be back for its next chapter right on schedule.
