There's uncertainty and strife out there in the world, but if you want to understand the Manhattan Beach real estate market, it's important to adopt the concept of The Bubble. 

Home sales here are going to obey their own dynamic. 

If you put out great supply, there are always buyers ready to jump – even in January, as this year shows again.

600 15th Street, Manhattan Beach, We'll lead off here with a note about 600 15th Street in the American Martyrs area. (Pictured above.) It's a 7br/4ba, 3031 sqft. house with a 6249 sqft. lot. List price: $4.665M.

Yes, we did call it "too small, dated and odd for one of MB's priciest neighborhoods," but that was not to say it was undesirable. We just figured it for a land-value sale. After all, neighbor 528 15th just sold for $12.500M

The list of deep-pocketed buyers looking for Martyrs lots is long. 

600 15th sold immediately, logging only 2 days on the MLS. Buyers who wanted this product were ready to pounce. (600 15th is listed by Philip Shahbaz, Kaleo Real Estate Company.)

Look at all those numbers. Even if you paid $6M for the lot and put $6M into a house (~$1,000/PSF), you'd be breaking even, compared to 528 15th. Too tempting. 

Hey, we might be wrong about this being a land-value trade! 

1902 Highland Avenue, Manhattan Beach, For instance, we viewed both recent listings at 1902 Highland and 225 24th as likely land sales.  

But Highland sold quickly with a number of offers, and 24th just closed over-asking at $5.100M

From what we're hearing, we won't be shocked if both end up remodeled, but basically like you see them today. 

Either one has an exit plan readily available: Multiple offers indicated that people loved the locations enough to pay up. 

Out there: Uncertainty. 

Right here: People gotta have it.
