In East MB, Another $6M New Construx Sale

It's not at all the craziest thing happening in today's market, but we've now seen a new record hit for new construction in East Manhattan.

Only last year, the first-ever $6M+ sale on new construction came in at 1608 11th (6br/7ba, 5100 sqft.), which closed for $6.150M in May. 

Others tried to repeat the feat, but could not. 

Implausibly, a poorly located new home at 1544 Mathews (5br/6ba, 4701 sqft.) came out at $6.100M early last year, only to raise the asking to $6.200M after a failed escrow (!). It eventually sold far lower, at $5.300M

But now we have a new record-holder.

1525 10th, Manhattan Beach,

1525 10th (6br/7ba, 5051 sqft.) was essentially offered and sold pre-market. (This is somewhat more common with new homes, it seems, than resales.) It did hit the MLS while in escrow, "just in case" the buyers tried to back out – but they did not.

The final price: $6.325M.

Right now, 1608 11th is the only other newly built home on a standard-sized lot (~7500 sqft.) east of the highway to sell over $6M.

One other sale over $6M on a newer home (on a standard lot) was not brand-new at the time: 1751 8th (6br/6ba, 5826 sqft.) at $6.200M in Feb. 2025 (built in 2019).

Its neighbor built around the same time, 1757 8th (6br/7ba, 5738 sqft.), is in escrow now, with a list price of $6.200M

1806 6th Street, Manhattan Beach, Meantime, one new listing of new construction is trying to beat the new record. 1806 6th (6br/7ba, 5000 sqft.) is on market at $6.350M

That's pretty far east to expect to see a record price, but by now, y'all must know not to bet long-term against this market.

Meantime, one new construction listing has already adjusted expectations: 1612 Gates (5br/6ba, 5080 sqft.), which ran 9 months last year at $6.150M, but is back now on a "new" listing asking "only" $5.899M.

One nicely located new construx home in finishing stages at 1643 3rd (5br/6ba, 4956 sqft.) is under contract, with a list price of $5.500M. (Bargain?!)

(1806 6th is listed by Joseph Nuzzolo, Thompson Team Real Estate, Inc.; 1612 Gates is listed by Stephanie Wells, Real Estate West, Inc.; and 1643 3rd is listed by Jennifer Caras, Vista Sotheby’s International Realty.) 

As these landmark prices get hit, we tend to commemorate them here on the blog. 

In 2019, as we were seeing the first $4M+ sales of new construction on "full-sized" lots (~7500 sqft.), we wrote this post on the first such sale.

By 2023, there had been 5 sales at $5M+. (We wrote about that here.)

And now, we're talking $6M+.

Of course, if you're looking for something specific in new construction that might only be partway built, you're going to want to talk to a local agent with some connections. Such as Dave here (!), given that many spec homes do pre-sell.
