Is 2 Weeks 'Too Long' on Market?

If you're reading this now, probably, you are not currently selling your house.

(Although, let's be honest, most active Manhattan Beach sellers do, at least, check in at MBC. Hi!)

One of the primary concerns of any seller is how long they might have their home on the market.

There is a pretty clear correlation between time on market and the difference between asking price and the final sale price.

So, if you've got a great house and the right price, it should move quickly, and you get your money. Hooray!

And somewhere around the 2-week point, if you don't have offers, doubts creep in. 

Is there something wrong with the house?

Did we overprice it?

Are there external factors? Interest rates? Did someone start a war?

Good news, tho. A lot of sellers these days are not suffering those doubts.

The market's running fine. They did their prep work. The prices were market-friendly.

Quick sales obviously have not come for every Manhattan Beach listing. 

There is anguish on some. 

Why won't Sand Section townhomes sell?

Is East MB new construction glutted?

Will that Tree Section FSBO ever figure itself out?

If you are not a seller in some of the sub-markets with Big Questions, no worries. You do the regular stuff and go to market, and watch the offers roll in. 

And try not to get too nervous if you get to Day 15.
