10 Village Circle, Manhattan Beach,

Among the various sub-markets in Manhattan Beach, the Manhattan Village development is one of the easiest to cordon off for analysis.

After all, it's behind gates. There's no ambiguity about where the neighborhood begins and ends.

What's a typical sales volume for the Village? 

Something in the low-to-mid-teens has been standard in most years, including both the townhomes section and the single-family "estate homes." 

Naturally, booming 2021 is a huge outlier, with 31 sales. 

This year, the Village has already seen a combined 17 sales and new escrows. (See current listings plus sales and new escrows at this link.)

Among the latest action:

10 Village Circle (3br/2ba, 2056 sqft.) (first photo above), a single-level SFR on the outer ring of the "estate homes" section, closed for asking price: $2.795M. That property had been freshly refurbished, A to Z, but a flipper with some style (not your typical quickie job). 

33 Malaga Place (3br/3ba, 2045 sqft.), a treasured "Plan 8" with a primary suite downstairs, which is now in escrow. It had just been redone for sale. They were asking $2.537M (?). (33 Malaga Pl. is listed by Cindy Shearin, Strand Hill Properties.)

11 Malaga Place (3br/3ba, 2064 sqft.), a Plan 7 townhome that had prior upgrades, is now in escrow after a surprising 7 weeks on market, asking $2.230M. (11 Malaga Pl. is listed by Nina Michaels, Vista Sotheby’s International Realty.)

The year has seen 3 additional SFRs close, which makes for a robust number of sales in the estate homes area. (Seems like years go by sometimes without one.) There's still one on the market (28 Westport, $4.750M, 277 DAM).

Six of the year's sales so far have been the lower-priced 2br "court homes," ranging from about $1.3M-$1.6M.

The year is already on pace to see more closings than any year since that boomlet in 2021, but the question is really just by how much. With 15 closed sales, this year's already over 2024's 14 total, and if those new escrows close, this will be certified as the busiest year since '21. 

And this is with two full months still to go, should new listings emerge.
