It's time to look at another landmark sale for 2024.
1166 Longfellow Drive (4br/3ba, 2052 sqft.) offered buyers roughly a half of an acre in a prime, private, Beverly-Hills-by-the-beach neighborhood of East Manhattan, down along the Longfellow/Ronda-Terraza loop.
The size of the lot, and scarcity of property options in the area, led to a start price of $6.995M in May.
It has now closed considerably lower at $5.390M.
There's nothing obviously bad about the number, although it's lower by the land/PSF than you'd see along typical suburban blocks of the Mira Costa neighborhood.
The lot is so big it's got a regulation tennis court on it, with extra space to boot.
(Worth noting: The tennis court, with ample areas around the edges and at each end, consumes half or more of the 22K sqft. lot. So – now you know! Your dream of hosting a tennis court on your property will cost ya 10K sqft. or so. Handy note for the future.)
We should note, there's a lot of love and character to the current home as it stands, but at that price, they were courting celebs and sports royalty to pick this one as a building site.
The lot got lots of looks, but it raised some questions for buyers. Unlike some of the lots down along the lower part of this hilly area, 1166 Longfellow really doesn't feel very private, due to topography, and having neighbors right along each edge. But hey, it's still Manhattan Beach, and it's still a low-traffic area.
You'd spend similar amounts west of PCH, only to have July 4th partiers drifting by your front door all day, or even inviting themselves in for a bathroom break. It's all relative.
