The Fall selling season in Manhattan Beach is often the second-busiest part of the year.
Here in 2024, Fall is not disappointing.
The leaves are rustling, and the sales are bustling.
The number of new escrows opened in the first 6 weeks of the season – September 1 through Oct. 15 – was nearly double the total from last year, at 45 new deals, compared to a measly 23 in dreadful '23.
And 45 deals looks a great deal like the pre-pandemic pace for new purchase contracts, being slightly better than 2017 and 2018 (41 and 43 deals, respectively) and near to 2019's 48 deals.
This recent sales pace means 2024 will certainly surpass 2023's woeful, record-low sales totals in Manhattan Beach. The data even suggest a convincing surge for 4th-quarter sales, after both Q2 and Q3 actually fell behind the 2023 pace. (See "Q3 Stats: Flat, With a Hint of Spice.")
Now let's see how the second half of October goes.

A gorgeous Tree Section remodel had to cut its listing price to under what they paid 3 years ago. Does this sale suggest that prices are declining?
