In some parts of Los Angeles County, it's devastation from wildfires.
In Manhattan Beach, a flood has begun – a flood of new deals for homes on the market.

As just one measure... The short period from Jan. 1-15, 2025, saw more money plunked down for Manhattan Beach real estate than in the same two weeks of any of the prior 4 years.
With $51.3 million committed to new purchases, 2025 fully eclipsed two recent years that benefited from the supercharging of local real estate thanks to low mortgage rates during the covid crisis (2021 and 2022).
The year 2021, which became the biggest in at least 20 years in Manhattan Beach, fell $14.8 million short of this year's total in the first 2 weeks of the year.
And 2022, which was still surging along early in the year – before the music stopped in May – was $8.7 million shy.
This year's Jan. 1-15 had 6 times the dollar volume of anemic 2023, and 62% more than last year.
Now, what's remarkable is that this year's mega-total came out of just 9 deals, with 7 of those in the Sand Section.

And there was a walkstreet beauty at 440 8th, asking $8.200M, that didn't last a week:

And over on the east side, one listing is shooting for another record, asking $6.195M (1751 8th, listed by Bryn Stroyke, Bayside):

So those big ones led the charge, but it's still true that 8 of 9 of these new deals were asking more than $3M, and 6 of 9 were over $4.5M.
And hey, our cutoff for these market update spreadsheets is the 15th. More has been getting under contract since. The impact of wildfire-displaced families coming to purchase in this market is only just beginning to show up.
So begins the year, with a blast of trumpets.
