Tree Section

2001 Agnes Rd (5br/4ba, 3471 sqft.) is an early 90s Spanish with fabulous updates to the kitchen and all baths.
The hardwood flooring throughout is nice. Foldaway doors from the family room out to the backyard are perfectly executed, maximizing height and width to truly disappear a wall.
There's a significant downslope to the lots on the west side of Agnes, in this case necessitating a number of "step downs" including within the backyard.
There's no doubt about the appeal of the location. This is a much-sought-after street where values commonly run high.
Oh – the answer to how many street in MB are designated as "Road" like Agnes appears to be 3: Agnes, Blanche and Flournoy, all in the Tree Section. This link with a list of all MB streets seemed accurate to us.

2708 Pine (3br/3ba, 1520 sqft.) is a bit of a surprise, a boxy 60s tall-and-skinny on a smaller lot, just 25' x 112' (2801 sqft.).
Turns out, this section of Pine (and Elm on the adjoining eastern edge) is sprinkled with unusually sized lots, some slimmer, some wider, with no apparent rhyme or reason to the varying lot sizes. (Surely, town historians could enlighten us as to how this section got carved up so differently.)
This home, while plain, does feature a nicely redone kitchen and baths. The backyard is dominated by a pool.

East Manhattan Beach

1500 2nd Street (4br/3ba, 1609 sqft.) is an efficient, upgraded and unique corner-lot home just steps from Pennekamp and Mira Costa.
If it seems at all familiar to you, that's because it was on the market early this year, asking $2.300M but selling quickly for far more: $2.635M, in February.
As we noted at the start of this post, life happens.
They're now asking less than the purchase price in a move to resell.

540 5th Place (3br/2ba, 1300 sqft.) is a corner-lot, nicely updated little beach cottage right along Valley.
This is one of those locations with an "on the one hand/on the other hand" calculation to make.
You're in the thick of the wonderful South End, steps to downtown and beach. But you're also on Valley...
This home was listed from Dec. 2024-May 2025, at prices from $2.750M down to $2.299M, before finally selling for $2.260M. The new price is a bit higher, meant to reflect upgrades made after acquisition.
