Manhattan Beach New Listings (10/29-10/30/22)

By Dave Fratello | October 29th, 2022

Late October may be just about the last chance to get a home decent exposure before the holidays (further) gum up the functioning of the real estate market. So here come a bunch of new listings, surprise!

Also surprising: Three new offerings in East Manhattan are under $2M; heck, two are under $1.600M. And even the Sand Section brings a couple new offerings in the lower 2's.

Take a good look online or in person this weekend. We know some of you will be busy with the pier-to-pier Friendship Walk and/or the World Famous Pumpkin Race on Sunday. (See this sweet MB News feature on the race; or travel back with us to MBC's first (brief) feature on the race from 2007, the first year pumpkins rolled downtown.)

Open house times are listed below, but you can also click "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

PLEASE NOTE: Below, we present listings new to the Manhattan Beach market this week, via the MLS. They are listed and brokered by a variety of agents and firms. The name of the listing broker and agent for each property, along with any contact information supplied through the MLS, is displayed with each property, next to the price. Blog author Dave Fratello of Edge Real Estate Agency is not the listing agent unless so stated with the listing. Excerpts of the listing agent's description of each property are provided in quotes.

Click on any property address or photo to open a new page with full listing details, all photos, listing broker and agent information, and other MLS information. 506 Manhattan Ave Manhattan Beach CA506 Manhattan Avenue (3br/2ba, 2120 sqft.) is a beautifully appointed South End SFR with real ocean views.

Living spaces are divided between the 2nd and 3rd floors, with a living room, huuuuge kitchen and one bedroom on the 2nd level, and a large open family room and wet bar upstairs. Two bedrooms there share a bath (there is not what you might call a separate "primary suite" exactly).

506 Manhattan Ave Manhattan Beach CAThe build date is stated as 1977, but you can readily see that the modernizations are far more current. If you track this market closely, the start price may seem low.

East Manhattan Beach

24 Westport Manhattan Beach CA24 Westport (4br/4ba, 3256 sqft.) is one of the fairly rare SFRs in Manhattan Village with a first-floor primary suite (of course they called it a master suite way-back-when).

From the official description:

"This updated home is located in the ONLY GATED COMMUNITY in the entire South Bay Beach Cities that offer amenities (security, pool, spa, greenbelt areas, well lite sidewalks and more). The LOCATION is an A+ on a quiet CUL-DE-SAC street. Walkability is an "A", walk to the NEWLY RENOVATED MANHATTAN MALL & MANHATTAN COUNTRY CLUB. The Curb appeal is an "A" from this desirable PLAN 5 home (see layout in photos). The home is located on one of just a few CUL-DE-SAC STREETS in Manhattan Beach. (great advantages) The floorplan of this home is desirable. There is a DOWNSTAIRS PRIMARY BEDROOM which is sought after by many. Very few homes in Manhattan Beach have the ability to offer this type of floor plan due to square footage restrictions & parking requirements. The other 3 bdrms are located upstairs, along with an upstairs family room that could also be a 5th BEDROOM if desired or needed."

24 Westport begins at $3.499M.

24 Westport is Listed by Cindy Shearin, Strand Hill Christies International Real Estate.

1612 Harkness Street Manhattan Beach CA1612 Harkness Street (2br/1ba, 883 sqft.) is a "refreshed," though still largely original, smallish Liberty Village home. Call it a chance to revisit history, and to imagine what could be.

Light and bright with pristine refinished hardwood floors, you won't believe the transformation. The main house features two bedrooms and one bathroom with a large living/dining area. 1612 Harkness Street is Listed by Sarah Saypack, Vista Sotheby’s International Realty.

1646 Nelson Avenue Manhattan Beach CA1646 Nelson Avenue (5br/4ba, 3200 sqft.) is a hybrid of one remodeled original single-story plus a pool house/ADU in back.

Did we say pool house? Yes, and that means there is, in fact, a pool as well (and hot tub). It's an unusual floorplan, but could work. Living spaces are quite open, decorated in a Tuscan type style that prevailed for a while back-when.

From the official description:

"5 Bedroom, 4 bath Home + Pool House/ADU (2 bed 1 bath separate pool house) This 3 bedroom, 3 bath Mediterranean single story home is located in East Manhattan Beach, about a mile from the beach, 2 blocks from Pennekamp grammar school and Mira Costa High School. Tree Section

616 12th Street Manhattan Beach CA616 12th Street (5br/5ba, 4300 sqft.) is new construction that's barely been lived in for the 6 months since it was acquired for $6.500M in April this year.

The neighborhood here, just above little-known Fisher Ave., is super close to town, and the home currently enjoys substantial ocean and PV views. (Many homes in front are low, for now; 3-story zoning in the area may allow some to build up.)

616 12th Street Manhattan Beach CAThe home style is everything you might expect to find in modern new construction in the Sand Section, despite this home's technically being in the Trees (South Martyrs Hill). The primary suite's bath is just one example of some warm, almost playful design that the builders brought to make this one distinctive. The first-floor den has a pocket yard, while the open, ocean-view top floor has both front and rear decks with ample bonuses.

616 12th Street Manhattan Beach CAFrom the official description:

"Step into the future of innovative design and flawless execution of Ocean View modern luxury... [B]rimming with design features and sumptuous finishes on every level. From the stone, stucco and timber façade to the steel-encased windows, vertical oak front door and exquisite fixtures throughout, this home is a modern interpretation of a thoughtfully designed abode, offering an open-plan layout combined with perfectly considered tucked-away spaces for both mingling and seclusion. The first floor presents an extensive beach room with custom bar, mud room, laundry and temperature-controlled wine cellar with steel and glass doors opening to an impressive way to display your collection. The custom bar features vein-cut travertine, industrial fixtures and an ice machine and wine fridge. The elevator, cleverly disguised by a fluted exterior, swiftly brings you to the second floor, home to the private living spaces of the primary bedroom suite and three additional bedrooms. The primary suite is an exercise in pure indulgence of space and material, with a single-slab fireplace, mitered headboard wall and luxurious custom walk-in closet. The primary bath offers a mixed-marble floor, bleached cedar walls, a concrete tub, marble shower and brass accents... The third floor is home to a formal living room, 180-degree views, two decks and a resplendent kitchen."

2607 Maple Avenue Manhattan Beach CA2607 Maple Avenue (5br/4ba, 2969 sqft.) appears to have accepted an offer before most showings were possible. We're not certain whether the planned open houses will go forward.

From the official description:

"This lovely 5 bedroom Cape Cod home is located in a prime Tree section location. This home is light filled with high ceilings and skylights throughout. Highlights of this home include 5 generous bedrooms upstairs including a Primary suite with vaulted ceilings, walk in closet and a private balcony. On the upstairs level you also find 3 full baths, dual pane windows, wood floors and a laundry room. The downstairs level has a large entry and living room with a fireplace and built ins, an office, and dining area that opens to the back yard. The private landscaped back yard has a built in gas firepit and hot tub."
