OK, we'll say it. There are not as many new listings coming out now as we had anticipated for this time of year.
Inventory has slipped under 80. There are only 5 truly new options this week.
And 2 of those, at the northernmost edge of the Tree Section, really found a heck of a week to come to market, given what happened Thursday night. Eek.

33 W Malaga Place (3br/3ba, 2045 sqft.) is a Plan 8 townhome in the Village, a model cherished because it features a first-floor primary suite. (Which they did scream in ALL CAPS in the listing, in case you didn't know that already.)
Buying in the Village can mean getting something original – think 1980s – or it can mean buying someone else's remodel from the 90s or early 2000s, which may as well be from the 80s.
Here, you're looking at a new and modern, down-the-middle remodel, with light vinyl flooring, white stone counters, new stainless kitchen appliances and upgraded baths. You don't have to do the work here.

Tree Section

3616 Laurel (3br/3ba, 2172 sqft.) is the first of two new listings on Rosecrans in the Trees that are debuting this week in the immediate aftermath of... whatever that was on Thursday night at Chevron in El Segundo.
We're gonna grit our teeth a bit to say, if that was nearly the worst-case scenario, and there were no injuries or property damage outside the refinery, maybe, after many decades, coexistence with an industrial neighbor does not have to be a huge concern. (Although notices to the community obviously could be improved. See MB News for more.)
Still, Thursday's event is not the sort of thing you want to see happen as you launch a listing. So you gotta empathize.
This home is actually a wonder. The 1-level floorplan feels uncommonly spacious. The primary suite is at one end of the house, with 2 more beds at the other end. That's nice for privacy.
The modern details of all the remodeling are fresh and inspired, truly quite pleasant. There's even some nice indoor/outdoor space off the living area.
We do imagine that some buyers will object that there's not really much of a yard. (There is a small, enclosed, turfed yard space beyond the garage.)

944 Rosecrans (3br/1ba, 1053 sqft.) offers a dated, small house on an unusually large lot, quite nearly 6000 sqft. The topography of the lot is interesting as well, with a bit of upslope toward the rear.
Yes, it's also on Rosecrans and, like the listing noted above, emerging at an unfortunate time that calls greater attention to the location.
But the price was already ultra low for the Tree Section. Someone who's got some vision is likely to see something here.

Sand Section

460 30th Street (5br/3ba, 2208 sqft.) is quite original and occupied – not too clean or staged for sale. So it demands some vision – not unlike the 900-block of Rosecrans property mentioned immediately above.
Indeed, the location is so good – midblock on the plateau, just a few blocks to Grand View – that it's conceivable that someone's vision will be to buy the land and start over.
Is a full lot on this block a $2.8M proposition? Higher? Lower? One to watch.
