3521 Walnut Ave, Manhattan Beach,  3521 Walnut Ave (5br/4ba, 3248 sqft.) is an upgraded late-90s Cape Cod advertising sunset views and a "near-glimpse of the coast." Well, actually it was originally built in a heavy Craftsman style, with dark shingles and woodsy accents inside, but that style hasn't survived well in Manhattan Beach, so people transform those houses – and here's a good case of where it pretty much works.

3521 Walnut Ave, Manhattan Beach, You have to note right away that the asking price of $3.299M seems amazingly "low" for a nice, move-in-ready home in the Tree Section, where the higher 3s and lower 4s would be plausible for a similar home. This might have to do with location and the potential drag from next-door neighbor 3525 Walnut, which is very near to completing a full year on the market – at the same price.

Sand Section

128 Marine Avenue, Manhattan Beach, As we learned from previous research, the 2700 sqft. lot that was once shared between this property and the unit "behind" on Marine Place was sorta subdivided, and sorta not, almost 50 years ago, because a formal lot split would not be allowed by the city. The resulting "Planned Unit Development" (PUD) gives the front and back owners separate title to their structures, but leaves them sharing the land. As a result, structural redevelopment by one owner may require agreement by the other.

The unit for sale here was referenced in the MLS previously as having had some recent damage requiring insurance repairs. There's more for a potential buyer to learn.
