Manhattan Beach New Listings (10/8-10/9/22)

By Dave Fratello | October 8th, 2022

Wow, after a slow week we now have nearly a dozen new additions to the market.

Of minor intrigue, perhaps: Three new listings use a variation of the word "enviable" to describe a property's location.

Also, word nerds, you may have noted the gradual transition in recent years from "master bedroom" to "primary bedroom" or "primary suite." Sometimes you get "owner's suite" instead. One of these new listings goes with "owner's enclave," which we hope people do recognize as a synonym for "master bedroom." It's enviable new phrasing.

Open house times are listed below, but you can also click "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

PLEASE NOTE: Below, we present listings new to the Manhattan Beach market this week, via the MLS. They are listed and brokered by a variety of agents and firms. The name of the listing broker and agent for each property, along with any contact information supplied through the MLS, is displayed with each property, next to the price. Blog author Dave Fratello of Edge Real Estate Agency is not the listing agent unless so stated with the listing. Excerpts of the listing agent's description of each property are provided in quotes.

Click on any property address or photo to open a new page with full listing details, all photos, listing broker and agent information, and other MLS information. Any observations and comments about listings represent the professional judgments and opinions of the author, Dave Fratello, not the listing brokers or agents. Please see our blog disclaimer.

East Manhattan Beach

1604 Magnolia Ave Manhattan Beach CA1604 Magnolia Avenue (4br/3ba, 2583 sqft.) is a pretty magnificent, midsized remodel that's also, not incidentally, decorated with precision and panache.

As a whole package, it's quite a stunner, if you'll excuse the real estate cliché.

From the official description:

1604 Magnolia Ave Manhattan Beach CA"Lovingly reimagined and filled with stunning details & finishes, 1604 Magnolia Ave is the coastal contemporary home of your dreams in an enviable location just a quick stroll away from Manhattan Village, Polliwog Park, Meadows Elementary and Manhattan Beach Middle School... [Y]ou’ll be greeted by a light-filled living room with vaulted ceilings & recessed lighting above, beautiful flooring below and a showcase fireplace that ties the entire space together. An adjacent office is accessed via double doors, and a short hallway leads to a generous bedroom and knockout guest bathroom with walk-in shower and Toto Washlet toilet. Flooded with natural light via skylights, the vaulted island kitchen is as well-equipped as it is beautiful. With a 6-burner Viking Professional range, stove & refrigerator, apron sink, beverage chiller and stunning marble island with bar seating, it’s truly the home’s heart. Around the corner, the tray ceiling (and truly breathtaking ceiling detail) of the sunken dining area creates the ambiance of a private dining room in a Michelin-starred restaurant. A relaxing family room with surround sound – and hidden “cubby” room – rounds out the first floor. Upstairs, an additional bedroom and full bathroom is joined by an impressive, light-filled bonus room (currently used an a home gym) with vaulted ceilings, balcony and a luxurious sauna. The adjacent owner’s enclave pairs a voluminous, vaulted bedroom, a private balcony and a resort-like ensuite bathroom..."

The main living space (Great Room, Dining Area and Center Island Kitchen) are all situated on the mid level floor - same level as the garage - so the house lives easy - not a lot of up and down. Eleven foot ceilings create a dramatic volume in the main living area and a deep full-width covered deck facing the ocean seemlessly unites the indoor & outdoor living space. Upstairs you'll find 4 bedrooms, 3 baths and the Laundry Room. The Master Suite is perched in front taking in the quintessential view of the Manhattan Beach pier."
