Manhattan Beach New Listings (1/10-1/11/26)

The new year has finally dawned, with several new listings this week. There are new options in each part of town but the Sand Section. (Be patient.) 

First up is a prime corner lot in the Hill Section that seems likely to move quickly (811 6th). We liked the new construction in East MB at 1612 Magnolia plenty also.

Hill Section

811 6th Street, Manhattan Beach,

811 6th Street, Manhattan Beach,  811 6th Street (5br/5ba, 4656 sqft.) is a corner-lot landmark, instantly recognizable to anyone who's passed through the Hill Section a few times or more. 

The inspired, mid-90s Craftsman-style home probably deserves a better fate that what likely awaits: A land-value sale, followed by a date with a bulldozer and construction of a brand-new home. 

811 6th Street, Manhattan Beach, This is the story, more often than not, for prime view locations in the Hill Section. Whether it might be an NFL star, Lakers icon-in-the-making, or (more likely) some lesser-known tech founder, CFO or other master of the universe, you're likely to see a buyer for 811 6th whose only use for the current house is as a guide to potential views from a new one. 

Those views are good. And they're certainly under-played by the current home's layout. 

811 6th Street, Manhattan Beach, Think of it: Someone designed a home with all the common living areas spread nicely around the first floor, just off the entry, taking advantage of ample-first level outdoor spaces, which also have pretty nice views from "ground" level. (The lot slopes up from the street.) It's good flow!

But modern view homes utilize a reverse floorplan to maximize the views from living spaces. Today's buyers (and architects) will be looking at how to make a much more impressive top floor out of a new home.

811 6th Street, Manhattan Beach, Take a look. Right now, the second-floor primary suite gets pretty darn nice views of Palos Verdes and the ocean to the south and west from a corner window, while a kid's bedroom up at the front of the house might have the best views of all. (Outrageous errors and waste! say the moderns.) 

The start price here is a hair shy of $10M, with an official lot size of 8322 sqft. (Some lot size is, perhaps, sacrificed to slope along the sides.)

There are a few recent lot sales of $10M for 10K sqft. lots, with one "cautionary tale" in the most recent closing, at 212 John (6br/8ba, 6754 sqft., 9985 sqft. lot), which lingered for 5+ months before selling for "only" $9.700M. (They got stuck after overpricing, and definitely trying to capture value for the structure. 811 6th seems not to be repeating that approach.)

934 1st Street, Manhattan Beach,  934 1st Street (6br/9ba, 6847 sqft.) begins its 4th listing since May 2024, now at its lowest price ($15.249M) – more than $1.6M below its first price, and $750K below its last asking. 

Lots of square footage, a modern vibe, big views, a pool and parking for 15 (!) cars are the highlights. Is this the year?

608 35th Street, Manhattan Beach,  608 35th Street (3br/2ba, 1364 sqft.) offers a reasonably updated, smallish, single-level home and a street-to-alley lot (5400 sqft.) on the favorable south side of 35th. 

Note that this one's on the 600 block of 35th, while the next listing referenced below is on the 600 block of 36th.

613 36th, Manhattan Beach,  613 36th (3br/2ba, 1176 sqft.) is not so far from the listing referenced above (608 35th), in this case on the north side of the street. 

The home is smaller than the neighboring listing, with arguably comparable upgrades (not super current). It also boasts a street-to-alley, 5400 sqft. lot. 

These are the sorts of offerings that are heavy on the "opportunity" aspect.

Note that this one is $800K lower, to start, than 608 35th... must be some reason. (Location? Is it location?) 

613 36th, Manhattan Beach, From the official description:

East Manhattan Beach

1612 Magnolia, Manhattan Beach,

1612 Magnolia, Manhattan Beach,  1612 Magnolia (5br/5ba, 3380 sqft.) is new construction on a very quiet street.

The location is not at all far from Meadows elementary or downtown, and be warned: If you can't conquer your Target addiction, this is not the house for you – it's kinda walkable to the red dot boutique. 

The lot is 50' wide by 95', meaning you get a pretty impressive facade and a good-sized home, albeit with a pocket of a yard. 

1612 Magnolia, Manhattan Beach, We liked the floorplan and finishes, and found the upstairs dedicated office (with glass doors) to be inspired. (To our great disappointment, this room was not photographed!) 

The primary bedroom's closet is a "pass-through" space as one heads into the bath. A "barn" door inside the bath closes it off.

Still, there's a lot to like, in a design you haven't seen 100x before, with minimal mistakes. (We have some concerns on the laundry room's narrow pocket for stackables.)

615 Aviation Way, Manhattan Beach,  615 Aviation Way (3br/3ba, 1844 sqft.) is a 2022-built townhome with a backstory.

When new, it was the 2nd-highest sale of the 4-unit complex, getting $1.735M in a rapid closing. (The highest was neighbor 611 Aviation Way at $1.785M.) 

But this unit recently traded at a loss at $1.505M (see "A Sale 13% Under Acquisition," Sept. 2024). 

That buyer who got a steal 16 months ago is marking it up now, asking $1.699M

615 Aviation Way, Manhattan Beach, From the official description:
