Manhattan Beach New Listings (1/11-1/12/25)
This weekend brings a real early kickoff to our local real estate season. There's a lot of action by the beach.
Of course, the news of several new real estate listings comes at an extremely difficult time, amid the L.A. County wildfires and the terrible destruction around them.
In case you need information to share, please take a look at two posts on our sister site, MB News:
Help Those Affected by L.A. Wildfires (info on donation sites and links for where to send $)
MBUSD and Nearby Schools to Open Doors to Displaced Students (info on how students can enroll in local schools now)
Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

Sand Section
440 8th Street (5br/6ba, 3610 sqft.) is a gorgeous, custom 2017 build on one of the great flat walkstreets.
They've made an important design choice that works especially well on the walkstreets, keeping the home right at ~3600 sqft., the threshold after which a 3-car garage would be required. With only a 2-car garage, you can have the kitchen and family rooms on the first floor, opening out to the walkstreet – the best way to optimize the lifestyle.
As a bonus, there's private, semi-covered outdoor living space on the 3rd level in back, where, among other things, they've got a 10-person (!?) hot tub. This is one of our favorite configurations for a walkstreet house, even if it does fall short of maxing out by about 700 sqft.
From the official description:
"Homes of this caliber rarely become available, especially on one of Manhattan Beach’s most sought-after flat walk streets. Then there’s 440 8th Street, a FULLY FURNISHED, TURNKEY masterpiece where Hamptons sophistication meets California beachside living. Ideally located just blocks from the sand and downtown, this custom-built home redefines luxury with a rare traditional floor plan, where the first-floor living room, dining room, and chef’s kitchen seamlessly connect. The meticulously designed kitchen offers Krion countertops, top-of-the-line appliances, an 8-burner range, and endless storage—so intuitive it may even inspire culinary greatness. Expansive Kolbe Steel Doors blur the line between indoors and outdoors, opening to a lushly landscaped front yard with a built-in BBQ and patio, perfectly blending privacy and the vibrant walk street lifestyle. Upstairs, you’ll find four ensuite bedrooms, including the luxurious primary suite with vaulted ceilings, a gas fireplace, dual walk-in closets, a spa-style bathroom, and a private patio. The fifth bedroom, perched on the third floor, is a versatile retreat ideal for guests or in-laws, alongside a spacious family room. Whether you need a theater, gym, or playroom, this adaptable space offers endless possibilities. The pièce de résistance is the oversized rooftop deck, an entertainer’s dream complete with a wet bar, 10-person hot tub, gas fireplace, built-in heaters, and ample seating for year-round enjoyment. This is where California’s indoor-outdoor living truly shines—and where you’ll undoubtedly host the neighborhood’s most memorable gatherings."
440 8th Street begins at $8.200M and is open Sat. & Sun. 1-4pm.
440 8th Street is listed by Anna Hartley, Pacifica Properties Group, Inc.
308 17th Street (4br/5ba, 4395 sqft.) is a 2012 modern on one of the sleepy walkstreets east of Highland right near downtown.
Views are nice thanks in part to a very-undersized next-door neighbor.
From the official description:
"Located in one of the most highly sought-after walk streets in all of Manhattan Beach, this stunning coastal residence offers a seamless blend of luxury, functionality, and panoramic ocean views. Just two blocks from local shops and world-class dining... the perfect balance of convenience and coastal living, with close proximity to the beach, Live Oak Park, tennis courts, and ample parking nearby. Upon entry, you are welcomed to the primary suite level, crafted for maximized privacy. The serene retreat features abundant natural light, hardwood floors, a private terrace with ocean vistas, as well as room for a sitting area, creating an inviting atmosphere. The spa-inspired ensuite boasts dual vanities, a freestanding tub, large glass shower, and a custom-designed walk-in closet. A 3-stop elevator provides seamless access to all levels of the property. The upper level is the heart of the home, designed for both entertaining and everyday living. The open-concept living, dining, and kitchen spaces flow naturally into one another and are complemented by two large outdoor terraces capturing the sensational ocean views. The main living space is centered by an elegant stone fireplace and features direct access to one of the upper levels terraces. The space also includes a wet bar with a fridge, ideal for hosting. The large, open and airy kitchen is a masterpiece with high-end stainless steel appliances, a large center island with breakfast bar, two sinks for added convenience, and an expansive pantry. The dining area is strategically positioned to capture the ocean vistas and leads directly to the additional outdoor terrace, fully equipped with a BBQ bar and added seating for alfresco dining."

308 17th Street is listed by Lauren Forbes, Compass.
506 Manhattan Avenue (3br/2ba, 2120 sqft.) is a beautifully appointed South End SFR with real ocean views.
Living spaces are divided between the 2nd and 3rd floors, with a living room, huuuuuuge kitchen and one bedroom & bath on the 2nd level.
A large, open family room and wet bar are upstairs, along with two bedrooms that share a bath. There is not what you might call a separate "primary suite," exactly, anywhere in the house.
The build date is stated as 1977, but you can readily see that the modernizations are far more current.
This property has been on and off the market in recent years, trying to sell and lease out, and making deals for each at various times, though a sale never actually closed. This year, they're starting out with a new agent.

The 1981 build shares a wall with the rear unit.
From the official description:
"This is an exceptionally rare chance to own a property with big ocean views just steps from both the beach and the vibrant Manhattan Beach downtown area—all under $3 million. Offering immense potential, this fixer is ready for a complete remodel, providing a golden opportunity to build equity. Perfectly located as the third home from The Strand and $30M+ estates, this property is perched just high enough to capture breathtaking views over The Strand homes while remaining close enough to enjoy the calming ocean breeze. The living room, kitchen, and great room are situated on the top floor, offering unobstructed views of the ocean, Catalina Island, and the iconic Manhattan Beach Pier. 1150 N Rowell Avenue (3br/3ba, 1960 sqft.) is a newer (2016) townhome that really found us excitable the last time it came to market.
The home design was one thing, and the decor at the time also made it pop. We said then, in 2019:
"[This is] a pretty smashing, newer townhome very near to Meadows elementary and not far off MB Blvd. If only every project had the level of ambition, thought, playfulness and precision that brought this complex together just 2 years ago. The highly inspired design for these units earned the builders an American Institute of Architecture Award of Citation. No wonder."
"The space is simple and livable, light pours in from everywhere, including high ceiling chambers ringed with windows... Even if you weren't expecting to look at townhomes in East Manhattan, this one is going to compete for your attention."

The modern design boasts soaring ceilings, custom hardwood floors, and abundant natural light filtered through clerestory skylights and pop-up light wells. These features double as thermal chimneys, creating passive cooling that reduces energy use and enhances indoor air quality. Central A/C is available but rarely needed. The chef's kitchen is outfitted with Jenn-Air Energy Star appliances, custom cabinetry, and a built-in wine fridge, while the open floor plan flows seamlessly to a private deck perfect for BBQs or chilling outdoors.
