There is something nearly uniform about all 4 listings new to market this week.
All are priced substantially below where similar offerings might have sold earlier this year. (If that sounds to you like the theme of our recent market update video, then bravo, you were paying attention.)
In fact, 3 of these 4 listings were on the market already for stretches this year, at higher prices, with different agents. We're sure everyone thought they had gamed out the market right, but conditions shifted while the homes were listed. (Does that sound like a fun experience? It's not fun.)
The last one here is an East Manhattan lot sale asking $2.000M, when we have seen lots in the same area go as high as $2.400M this year.

3004 Oak Avenue (3br/2ba, 1794 sqft.) is a remodeled home with a second story - though this initial exterior shot doesn't quite capture that fact.
It ran 2 months this Summer (July-Sept.) at $2.650M, then re-listed with 0 DOM with the same agent for another month at $2.495M. Now it's back almost $300K lighter. (Wow.)

3616 Elm Avenue (3br/2ba, 1714 sqft.) is an SFR at the corner with Rosecrans that was listed for quite a while this year at much higher prices than it is currently offered.
It began in July at $2.300M and quit the market 10 days ago at $1.899M. It's down $300K more now (wow, again), trying to get eyeballs and foot traffic, maybe even a contract, before the year gets too much older. The description literally promises that it will "sell fast."

Hill Section
513 N Dianthus Street (3br/3ba, 2770 sqft.) is now listed for its third time this year, but there was a sale at one point. It sold for $3.200M in April, $200K over asking at the time.
Those were the days.
The home got a pretty thorough style makeover, with new flooring, paint and accents, but suddenly came back to market in August at $3.600M. It was cut to $3.450M before quitting last week, and has now returned, with a new agent, another $100K lighter.
With full, standard fees, a sale at full price now would not recoup the purchase price, let alone the costs of remodeling. Welcome to late 2022.
It's too bad, because this Hill Section tall-and-skinny clearly has its charms, including city views, a sizable master, a couple of living spaces and a little saltwater pool and spa. That's a lot in one package.

1658 Ruhland Avenue (2br/1ba, 819 sqft.) is a full 7500 sqft. Mira Costa district lot.
We noted way up above in this post that comparable lots got bid up this year as high as $2.400M. One was 1643 Gates, just 3 short blocks north, which hit that $2.4M in May.
This new listing starts 20% lower.
