East Manhattan Beach

1658 Ruhland Avenue, Manhattan Beach,

1658 Ruhland Avenue, Manhattan Beach,  1658 Ruhland Avenue (5br/5ba, 4820 sqft.) is new construction on a corner lot with plenty of "pop" to the style, and a pleasing floorplan that includes a separate "casita" suite at the front of the lot.

1658 Ruhland Avenue, Manhattan Beach, We wondered a bit about the location, being along Redondo Ave. The home seems smartly "pulled away" from that eastern side, with bedroom windows mostly along the western edge and south. There's a substantial side yard along the eastern edge, too, meaning Redondo seemed not to be a factor from the first-floor living spaces.

1658 Ruhland Avenue, Manhattan Beach, From the official description:

"[T]his home provides the ultimate balance of refined design and modern functionality, including four generous interior bedrooms and a separate, private 5th bedroom casita. Plus an expansive, upper-level bonus room that can be used as a theater, den, or converted to a 6th bedroom. With an additional 471 sq ft of outdoor covered living space and a private front courtyard, the property totals over 5,500 sq ft of combined indoor/outdoor living. Designed with the entertainer in mind, the open floor plan includes a chef’s kitchen outfitted with high-end Thermador appliances, including a 48” range and 7.5 linear ft of refrigeration..."

1658 Ruhland Avenue, Manhattan Beach, "The spacious great room invites relaxation with a marble-faced fireplace, expansive 100” TV, and an entire wall of panoramic doors that opens up to a landscaped, pool-sized backyard. Enjoy outdoor entertaining under a covered patio centered around an outdoor fireplace. The home is wired for a Control4 home automation system with 12 zones of music, app-controlled thermostats, security cameras, and an alarm system. Prewired for future amenities that can be managed via a sleek wall-mounted iPort plus three Control4 keypads. The primary suite offers a private sanctuary with vaulted trey ceilings and ambient lighting, a stone-faced fireplace, a private balcony that overlooks the backyard, and a custom walk-in closet complete with a dressing island and LED lighting accents. The primary bath exudes elegance with a designer soaking tub, a spacious walk-in shower with multiple heads, and LED-lit mirrors. Additional features include a large elevator, reclaimed barn wood beams, wide plank white oak flooring, and energy efficiencies such as solar panels and pre-wiring for future EV chargers in the three-car garage."

 1837 6th Street, Manhattan Beach,

1837 6th Street, Manhattan Beach,  1837 6th Street (4br/3ba, 1731 sqft.) is a nicely upgraded single-level home with a substantial backyard. There's even a bonus guest suite carved out of the garage in back.

1837 6th Street, Manhattan Beach, It may be a minor factor, but the primary suite up front appears to share its bath with the main living spaces.

And hey, what's not going on out back? There's a built-in bbq, an oversized hot tub, plenty of space for both outdoor dining and a full outdoor living set, grassy area (with a kids' soccer net), the aforementioned guest suite plus a mini-cottage/playhouse.

All baths on the property have been extensively remodeled as well with new tile and lighting. The open floorplan permits family gatherings every day. House has had a myriad of improvements, too many to mention but includes air conditioning, refinished flooring, 200 amp electrical, twin tankless water heaters, plantation shutters and costly solar panels that reduce the cost of electricity to near zero. Back yard has been landscaped. Detached guest house and bathroom off garage is completely remodeled of course."
