OK, we're stumped. We really don't know why the rush of listings here right before Thanksgiving. Things happen in life, and that's surely part of why sellers are choosing to list now – it's just time.

Of the 10 new listings, 4 are new construction listings, maybe just "planting the flag" to say they're out there, they're available – all are showing renderings only, so it's just some pre-marketing, if you will, while they are building.

Eight of the 10 listings are in East Manhattan. 

We know you're probably gonna scan these listing descriptions for em-dashes, after our little exposé on how "Realtors Are Letting ChatGPT Write for Them." You'll find 'em, that's for sure. The first 5 listings here all use em-dashes with no spaces. A few include the telltale construction of "—perfect" or "—ideal" as well. Beyond that, we can't say who did or didn't write what.

3619 Laurel, Manhattan Beach, Inside and out, it's a showpiece. The flooring feels natural, not period-specific. There's a fun mix of materials, with well-crafted T&G accents in several rooms, a unifying statement across the home. The central kitchen island features an elaborate stone that stays just short of being showy. And we really liked the vibe of the primary bath. 

There's a lot to love here. 

Look at a map, and you'll see this home is right next to Rosecrans (on the corner), although it's built in such a way to position everything away from that street. It's also one of several listings right along the corridor to emerge since the events of October 2 across the street. The neighbor directly across Laurel recently went into escrow, as have most others. That event is not obviously deterring real estate activity.

1505 Nelson Avenue, Manhattan Beach, While it's been impressively cleaned up and simplified for presentation, the listing language emphasizes the same theme over and over: This home is likely to be a remodeling project for the buyer. (And it's priced lower than more updated comps to make that an attractive option.) 

Another note: They literally added a label, "Virtually Staged," to the photos that were, well, virtually staged. We're all coming up against a new state law that will require this, along with including the "non virtually staged" photos alongside. Ah, yes, more regulation.

A note on this one and em-dashes: There are eight (8) em-dashes in this description, but the text all sounds fully characteristic of the listing office, not necessarily a bot. We're thinking they simply must have adopted the Chicago Manual of Style. (Explanation here.)
