Now it really begins. Here's our first week of 2026 with a pretty full slate of new listings. 

It's a bit early, but we'll take it. 

Interestingly, there are 3 super-compelling offerings under $3M, one each in the Sand, Trees and East Manhattan. See the details below.

You can't paint a picture of the ocean better than the view from the living space, elevated just above the hubbub on The Strand.

1902 Highland Avenue, Manhattan Beach,  1902 Highland Avenue (4br/2ba, 1954 sqft.) is a pleasant enough, mostly original 1960s 2-story on a corner with notable ocean views to the northwest. 

Its current condition is poor in some parts, where there is apparent major water damage (hope it's OK to say this!) and a downstairs bath is blocked off by "caution" tape.

Tree Section

Asking price begins below $3M (at $2.800, in fact), which is going to draw eyeballs and interest because, well, heck, when was the last time anything this size was offered under $3M in the Trees?

The home is interesting as it stands, with some glam remodeling, and more to do. All the baths are slick. The flooring throughout the home is modern. The kitchen is super basic.

East Manhattan Beach

Seriously, if you ever passed by – you would not, often, because Prospect here is a short cul-de-sac street, but stick with us – if you passed by, you would not register much, as you can only see a few shingles, a dark garage door and some ancient Hollywood junipers.

449 S Prospect Ave, Manhattan Beach, Come in the side entry door, though, and you're in a spacious living room with dramatically arched ceiling, skylights and a view toward the backyard. 

The primary suite is separated up toward the front, with a little atrium/patio between that bedroom and the western "wing" of the house, which hosts 3 bedrooms.

449 S Prospect Ave, Manhattan Beach, With some fresh paint, the home shows as a hybrid of mid-century styles and some relatively modern updates. It's easy to consider another round of cosmetic remodeling to wind up with a compelling final product. So many people seem to be seeking single-level homes. This one is very straightforward.
