Homes that might have planned to list a bit later (February? March?) seem to be getting released early.

In general, there seems to be more optimism to the market – by which we don't mean to diminish the difficult circumstances of some buyers.

There are so many listings to get to, we have to be very limited in our commentary just to present them all this week...

East Manhattan Beach

1316 6th Street, Manhattan Beach, There are just 4 lots carved along this highly inclined stretch of 6th St. between Meadows and Rowell, on the south side facing north, that are each 12,000 sqft., nearly double the size of typical Mira Costa area lots.

Arguably, the land was less easily utilized by the first crop of homes built onto these lots (about 87' x 140'), where much of the front consists of hillside, with typical ranch-style homes up at the flat part at the top, with modest yards.

1316 6th Street, Manhattan Beach, But the building potential today is almost unlimited. Today's designs can take better advantage of a sloping lot, and today's buyers have the money to pour into the necessary engineering/shoring to take greater advantage.

There are no real comps for this lot, but the price struck us as almost equivalent to asking $1.99. If regular-sized lots (7500 sqft.) in the area are going for $2.1-$2.4M, the price of $3.500M may be perfectly calibrated, but we're thinking the market will see it as inherently a greater opportunity.

At first glance, the city probably would not allow a lot split, but there might be potential under a new state law (SB 9) to consider one. (Please get your own advice – from Dave, your agent, a real estate attorney, the city, etc. – as to what truly can be done on the lot. We're giving first impressions out for free.)

1316 6th Street, Manhattan Beach, By the way, having visited, we fully concur with the listing's description of the existing home as more than livable with a quick refresh. As we visited, we were thinking of all the fire-displaced families who need spaces – this home would lend itself nicely to that purpose up till any new build process is ready to go.

28 Westport, Manhattan Beach, Its start price of $4.500M is exactly $1.000M over the highest sale ever in the area, which was 10 Westport (4br/3ba, 3370 sqft.) in April 2021. And while 28 Westport has upgrades, 10 Westport was essentially rebuilt from the ground up.

The most recent Village SFR sale was 19 Chatham (4br/3ba, 2972 sqft.) at $3.270M about 10 days ago.
