Tree Section
2611 Pacific Avenue (4br/3ba, 3300 sqft.) is a late-80s Tree Section home with much-modernized kitchen and main baths, plus a recent, effective house-wide refresh for market.
There's a large formal living room at the entry, with 2-story ceilings and lots of high windows (on the north side, interestingly). The kitchen is uncommonly wide and long, starting with formal dining at one end, and ending at a breakfast nook looking out to the backyard.
There's one sizable ensuite bedroom downstairs, plus two large bedrooms up that share a bath. The primary suite is huge, as is common for 1980s designs, and the bath is sleek.
The whole house benefits from fresh paint, new carpet and newly sanded wood flooring.

Sand Section
2400 Alma Avenue (4br/4ba, 2818 sqft.) is a 2012-built modern TH with nice views.
We last saw it sell in July 2022 ($4.550M), and current photos show at least some strategic updates since then – a designer update of the kitchen, for instance.
The home was not put on broker tour Friday, so we can't fully assess the range of updates since purchase, and how they may related to the current markup over acquisition.

221 4th Place (3br/4ba, 2500 sqft.) is another Sand Section townhome that traded recently (Oct. '23 for $3.100M) and is back on market now at a considerable markup. Unlike with 2400 Alma (above), it's not clear that much has been done recently to update the '01 build.
In sum, this is an oversized townhome with some ocean views that may be somewhat protected, based on what we heard about a neighbor's acquisition of one "low" property that affords those views today.
If you're accustomed to local townhome layouts, this one will be familiar, with the primary and one more bedroom on the middle floor, a suite downstairs, and wide-open living spaces upstairs. It's all just a little bit more than you'll usually see.
