Manhattan Beach New Listings (12/17-12/18/22)

If you think this weekend's new listings and open houses are slim pickin's, just wait for next week: Xmas eve and day. (We'll assume that we're taking next weekend off.)

The two main attractions this week are a new construction home that's barely been lived in and an architecturally interesting one that just fell out of escrow.

Tree Section

It was purchased in May for $5.985M, rented out for several months at $18K/mo., and then plans really changed. It's back up for sale, with a markup of a bit more than 5% to try to recoup the investment.

It's only here now because it just fell out of escrow at a late stage.

The 1988 custom contemporary build features open staircases and a small mezzanine above the voluminous rear family room with high ceilings and tons of light.

Favorably, we'd note that the huge amount of glass is on the eastern side, picking up morning light but not the kind of afternoon sun that could really bake the house.

We still believe the next owner will do some work to customize it to modern tastes.
