Three of last week's new listings are already under contract (!), so if you have this idea – as a buyer – that you're early and ahead of the crowd, the bad news is: No, you're not. People are ready to go.
We're also busy with a few clients, have a bit of travel on our personal agenda here, and will be participating in the Calif. Assn. of Realtors board of directors' meetings throughout next week. With all that's going on, our reviews of new listings below are short, but we do have everything new right here.

Tree Section

1717 Pacific Ave (4br/3ba, 2200 sqft.) is a highly customized, finely remodeled midsized home in a location that's incredibly convenient to schools and walkable to downtown.

600 15th Street (7br/4ba, 3031 sqft.) is a 1960 original with plenty of old-Manhattan charm, but...
It's too small, dated and odd for one of MB's priciest neighborhoods. We really appreciated some questions from a client as to possibilities for upgrades/additions, but concluded that this is overwhelmingly likely to be a lot sale, with a new build to follow.
You all know, we love the old homes and tradition, etc. We're also clear-eyed.
So, what's a 6K lot on 15th Street worth, when a neighboring (newer) home recently sold for $12.500M? (528 15th, in June 2025.)
