Yeah, it's the one on that TV show, how do you say it? "Zillion Collar Misting" or something?

108 The Strand, Manhattan Beach, Anyway, it ran 7 listings (6 on MLS) back in 2016-18 before selling for $15.250M in Dec. 2018.

A purported "behind the scenes" discussion of pricing the property (on TV) captured the arguments for pricing it between $18-20M at the time, but obviously they overshot the market then. So much for all the confident bluster.

This year, 108 The Strand aims for a record, asking $27.995M, just months after 1800 The Strand set the city record at $24.500M.

3509 Crest Drive, Manhattan Beach,  3509 Crest Drive (2br/2ba, 1224 sqft.) is an upgraded little 2br that dates back nearly 90 years (1936!).

While its potential views from the living spaces are mostly blocked, there is a roof deck for helicopter views of the Santa Monica Bay. (You can't really build roof decks anymore in MB, but appropriately enough, the roof deck is grandfathered in. Get it, grandfathered? I'll show myself out.)

The ~1750 sqft. lot has some potential, if you're not fully satisfied with the existing home. The roof deck shows you what 3rd-floor views could be.

Uniquely, this one has its own private pool – despite being on the block with the community pool just 70 yards away.

The styling of the home has something of a timeless feel.

As we noted only last week on occasion of another Village SFR hitting the market, the highest sale ever in the area was 10 Westport (4br/3ba, 3370 sqft.) at $3.500M in April 2021. And while 28 Chatham has upgrades, 10 Westport was essentially rebuilt from the ground up.

Tree Section

The fundamentals are pretty much the same. You have an oversized wide lot and a pretty charming, ranch-style home sprawling across that lot on a single level. This lends to uncommonly good outdoor spaces.

Interior updates are well done. There is this quirk about a shared bath that's a number of steps from the two non-primary bedrooms, but that's how you gotta roll sometimes to get into a charming home in Manhattan Beach.

The Ardmore address causes potential buyers to visit to evaluate traffic impacts. The lot is elevated up from Ardmore and the home is set back plenty, which seems to limit noise. But you, buyer, ought to investigate.
