Manhattan Beach New Listings (1/28-1/29/23)

We can't say the market's "back" yet in terms of deal flow, but as January fades, there is finally a bold new rush of inventory.

At last, something to look at.

Just a few listings this week are returning after trying (unsuccessfully) in 2022. There are a couple quite compelling ones in this mix that have a chance to move fast.

Tree Section

The lot is unusually wide at 55', allowing for more of a sprawling layout. This is noticed mainly in the great room in back and the giant primary suite upstairs.

Enter into the main living room, then the home steps up toward the kitchen and family room in back, which opens up nicely to the private backyard. There's one bedroom on this middle level, then 2 more upstairs.

Hill Section

210 Larsson Street Manhattan Beach CA210 Larsson Street (3br/2ba, 1340 sqft.) is a pretty compelling cottage with a lot that is quite a bit wider than is typical for the block. (Much of this side of Larsson features "tall and skinny" homes on smaller lots.)

Priced just under $2M, this one might provide an interesting barometer for the early-season market here in Manhattan Beach.

It's a very efficient layout with an eat-in kitchen that feels more spacious than you might expect in such a modestly sized home.

Two bedrooms in the back share a bath ensuite, again something that you didn't see a lot in these original homes. One has sliders to the backyard.

210 Larsson Street Manhattan Beach CAThe views from the rear are pretty sweet, to the east and north, with SoFi, downtown LA and mountains in view. From a second story, they'd be magical. (Behind the property on the Sepulveda side is a garden center, situated quite a bit lower than the back of the yard.)

A distinguishing feature is the use of the ample lot (7200 sqft.) for a range of nice outdoor features, including garden spaces, fire bit, and large view deck.

This one came out last July and ran for a few months at the same price as today.

120 36th Place Manhattan Beach CA120 36th Place (3br/2ba, 1260 sqft.) is a very nicely redone, nearly 100-year-old duplex, a revived classic of the genre.

It's a true duplex, with the lower unit split off separately with its own entrance.

It appears that the property may be subject to a height restriction recently placed on title. We have not seen that in any detail, but buyers should investigate.

413 5th Street Manhattan Beach CA413 5th Street (5br/7ba, 4200 sqft.) is new construction, nearly complete.

The architectural rendering here is, ummm, not really what the setting looks like for the house. There are several newer builds along 5th, which used to be almost untouched by new development.

Terminology bonus explainer: The listing refers to a "JADU Suite" with its own entry. That would be "junior ADU" or "alternative dwelling unit." JADUs are permitted as essentially a unit without a single-family home that could be operated as a rental or guest unit. In some cases, a junior ADU may be a required part of a design, given current state law that requires new builds to have no fewer units than previously existed on a plot. If there was a duplex, you need to build 2 units. The junior ADU is the solution.

This one sold new in July 2020 for $3.900M (good buy) and has been upgraded since. It spend some time on the market last year at higher prices than the current ask.
