Manhattan Beach New Listings (1/28-1/29/23)

We can't say the market's "back" yet in terms of deal flow, but as January fades, there is finally a bold new rush of inventory.

At last, something to look at.

Just a few listings this week are returning after trying (unsuccessfully) in 2022. There are a couple quite compelling ones in this mix that have a chance to move fast.

Open house times for new listings are listed below, but you can also click "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

PLEASE NOTE: Below, we present listings new to the Manhattan Beach market this week, via the MLS. They are listed and brokered by a variety of agents and firms. The name of the listing broker and agent for each property, along with any contact information supplied through the MLS, is displayed with each property, next to the price. Tree Section

769 29th Street Manhattan Beach CA769 29th Street (5br/4ba, 4457 sqft.) is a spacious 1980s build on a nice block.

The lot is unusually wide at 55', allowing for more of a sprawling layout. This is noticed mainly in the great room in back and the giant primary suite upstairs.

769 29th Street Manhattan Beach CAOne thing about the building rules in 1989: They didn't require much outdoor space, and builders tended to build quite close to the back of the lot. That's the case here. It's roughly 10-12' of hardscaped backyard, where there's a built-in BBQ and fire pit.

Throughout the home, most carpet/flooring has been removed, just one way in which the home showcases as a top-to-bottom remodel-in-waiting. It's kinda hard not to touch everything.

From the official description:

769 29th Street Manhattan Beach CA"This beautiful home is located on one of the best streets in the Manhattan Beach Tree Section. This large home is situated on a 55x105 lot. This extra wide lot allows for an estate presene on the street. The home has a large front yard with a 3 car garage. The double front doors opens to a grand entry with an open staircase to the upper level. As you walk through this house it has very high ceilings throughout with large windows providing lots of natural light. The first floor offers a formal living room, dining room, and large open great room connecting to large kitchen and eating area looking over the outdoor space. One large private bedroom room and bath are also located on the first floor along with a very large laundry and mud room. The second floor has 4 large bedrooms with large closets. The Primary suite has two closets, fireplace, private balcony, and en-suite bathroom. This home has 4 fireplaces and 2 private balconies over looking the tree section. This home offers lots of opportunity for family and entertaining enjoyment. It has close proximity to the beach, downtown shops, restaurants, and award winning Grand View Elementary School. Don’t miss out on this home!"

769 29th Street is Listed by Darrin O'Hanlon, Strand Hill Properties.

628 35th Street Manhattan Beach CA628 35th Street (4br/4ba, 2881 sqft.) is a fresh remodel with a guest unit over the garage.

Enter into the main living room, then the home steps up toward the kitchen and family room in back, which opens up nicely to the private backyard. There's one bedroom on this middle level, then 2 more upstairs.

From the official description:

Hill Section

210 Larsson Street Manhattan Beach CA210 Larsson Street (3br/2ba, 1340 sqft.) is a pretty compelling cottage with a lot that is quite a bit wider than is typical for the block. (Much of this side of Larsson features "tall and skinny" homes on smaller lots.)

Priced just under $2M, this one might provide an interesting barometer for the early-season market here in Manhattan Beach.

It's a very efficient layout with an eat-in kitchen that feels more spacious than you might expect in such a modestly sized home.

Two bedrooms in the back share a bath ensuite, again something that you didn't see a lot in these original homes. One has sliders to the backyard.

210 Larsson Street Manhattan Beach CAThe views from the rear are pretty sweet, to the east and north, with SoFi, downtown LA and mountains in view. From a second story, they'd be magical. (Behind the property on the Sepulveda side is a garden center, situated quite a bit lower than the back of the yard.)

210 Larsson Street Manhattan Beach CAFrom the official description:

"Situated on a nearly 5200 sq foot lot in the highly sought after Manhattan Beach Hill section, this charming 3 bed 2 bath single level home contains over 1300 square feet of living space. This is a great starter home that needs some TLC or use it as a rental property or build your dream home. The backyard offers a great sized yard and views looking north where you will see SOFI stadium and the skyline of downtown LA. The home sits directly across from the locally famed Larsson Street Parkette! This is a very unique opportunity to own a great property in a tucked away private section of the Manhattan Hill section."

210 Larsson Street begins at $1.985M and is open Sat. & Sun. 1-4pm.

210 Larsson Street is Listed by Nicholas Schneider, Compass.

800 N Poinsettia Avenue Manhattan Beach CA800 N Poinsettia Avenue (4br/4ba, 2900 sqft.) is a relatively recent, inspired remodel of a 1960s home, with full mid-century modern vibes on display.

A distinguishing feature is the use of the ample lot (7200 sqft.) for a range of nice outdoor features, including garden spaces, fire bit, and large view deck.

This one came out last July and ran for a few months at the same price as today.

From the official description:

800 N Poinsettia Avenue Manhattan Beach CA"[A] modern sanctuary inside and out on an oversized Hill Section corner lot. Completely remodeled in 2010, the exterior is sleek, understated and sophisticated with custom black encased windows and beautiful mature landscaping. A pebbled zen walkway surrounds the house taking you from one outdoor living space to the next seamlessly exposing places to relax, entertain and enjoy—with ample room for a pool, sport court, vegetable garden or all three."

800 N Poinsettia Avenue Manhattan Beach CA"There is a large deck above the yard and off of the kitchen great room with views over the Hill Section and of downtown and the mountains beyond. Inside is captivating with concrete, walnut and cork floors, and wood beamed ceilings. You almost feel like you are in a gallery with plenty of large walls to display art. There are four bedrooms, two offices, and two living areas (one on each level)...."

800 N Poinsettia Avenue Manhattan Beach CA"A wide staircase leads to the north side yard below with seating area including a fire pit for gathering daytime or after dinner. Off the downstairs living area is a generous, completely private ground level deck (large enough to add a pool) currently used for lounging and ping pong. The south end of the property is a great place for a vegetable garden or another sitting area surrounded by high hedges and beautiful trees. Scattered throughout the yard are a fig tree, lemon tree and 3 jacaranda trees. Also included is an oversized 4 car garage perfect for a gym, workshop, etc in addition to your cars, bikes and boards!"

800 N Poinsettia Avenue begins at $4.999M and is open Sat. 2-4pm.

Sand Section

120 36th Place Manhattan Beach CA120 36th Place (3br/2ba, 1260 sqft.) is a very nicely redone, nearly 100-year-old duplex, a revived classic of the genre.

It's a true duplex, with the lower unit split off separately with its own entrance.

It appears that the property may be subject to a height restriction recently placed on title. We have not seen that in any detail, but buyers should investigate.

120 36th Place Manhattan Beach CAFrom the official description:

"This beautifully remodeled vintage duplex is just 1 block to the sand, in a wonderful north Manhattan location. 2 Bedrooms and 1 Bath up, with 1 Bedroom and 1 bath down; and the many designer touches throughout give these open format interiors a fresh and vibrant feel. Some of the improvements include: New plumbing including drain lines, new electric, new split system heat and AC, new cabinets and designer handles, quartz counters and stone and ceramic backsplashes, new luxury plank vinyl floors, new drywall, new wall paneling, new stainless appliances, new paint, new washer and dryers in each unit, new windows and doors throughout, including Dutch doors on front and rear of upper unit, new roof, new front and rear stairs, and a new sectional garage door."

"120 36th Place Manhattan Beach CASo really not much of the original home left at all. There is an actually spacious rear brick patio with access from the upper unit. There is also the potential for an absolutely panoramic ocean view from a future roof deck. There is a peak-a-boo view from the upper unit now. All the wires are already down in this part of town, making for a very clean beach environment, with fabulous restaurants as close as the ocean. Really convenient to all points north, while offering the best surf in the City. Remodeling was just completed and the units are currently vacant."

413 5th Street Manhattan Beach CA413 5th Street (5br/7ba, 4200 sqft.) is new construction, nearly complete.

The architectural rendering here is, ummm, not really what the setting looks like for the house. There are several newer builds along 5th, which used to be almost untouched by new development.

Terminology bonus explainer: The listing refers to a "JADU Suite" with its own entry. That would be "junior ADU" or "alternative dwelling unit." JADUs are permitted as essentially a unit without a single-family home that could be operated as a rental or guest unit. In some cases, a junior ADU may be a required part of a design, given current state law that requires new builds to have no fewer units than previously existed on a plot. If there was a duplex, you need to build 2 units. The junior ADU is the solution.

From the official description:

"Fabulous family home now completing in the highly sought South MB flat walkstreets... Ideally located on a south facing lot within an easy walk of the beach and the shops, restaurants and nightlife in downtown Manhattan Beach. 3203 Vista Drive Manhattan Beach CA3203 Vista Drive (5br/5ba, 3178 sqft.) is a sizable and stylish newer build with ocean views that are stated to be protected.

This one sold new in July 2020 for $3.900M (good buy) and has been upgraded since. It spend some time on the market last year at higher prices than the current ask.

From the official description:

1130 2nd Street Manhattan Beach CA1130 2nd Street (3br/2ba, 1540 sqft.) appears to be presented as a lot-value proposition. It's unusually wide (75') and quite close to Sepulveda.
