The Tree Section has seen a number of properties sell very quickly recently, with multiple offers, and this week, it's got two priced under $2.300M, perhaps positioned for another couple of bidding wars. 

But a lot of attention will focus on the first listing noted below, on a nice block of East Manhattan, at 1450 6th. Pretty, pretty.

It's back this year with a new agent after trying for a while last year almost $300K higher.

Props for a listing description that turns a location feature – being right along Aviation Blvd. – into a plus, noting "the absence of an eastern neighbor," with a resulting "open, retreat-like feel." Sell it!

2508 Pine, Manhattan Beach,  2508 Pine (5br/4ba, 3077 sqft.) is a nicely done custom Mediterranean, with a vibe of the early aughts.

2508 Pine, Manhattan Beach, We weren't able to visit brokers' opens, and therefore missed the "architecturally detailed powder room."

You can easily see that the detail work is extra/extra, as may befit a home designed by an architect for his own family.

3508 Maple, Manhattan Beach,  3508 Maple (3br/2ba, 1899 sqft.) is refreshingly described simply as it is here – "older" and "[n]eeds some updating" but overall decent and functional. 

Asking "only" $2.299M, it's priced below smaller homes that sold last year nearby. Don't sleep on it if you're open to a project.

1728 Oak, Manhattan Beach,  1728 Oak (4br/3ba, 1996 sqft.) is another entry in the midsized range to hit the Tree Section early this year. 

1728 Oak, Manhattan Beach, (We'd define midsized as around 1800-2500 sqft. in most cases; at any rate, well shy of the 3000 sqft. that characterizes a more full-featured family-size home.) 

And thanks to location and condition (needing updates), they've priced this one even lower than the single-level home on Maple referenced just above.

Can you really get a 4br home for $2.199M? Or are you just joining a line of bidders who will help establish a higher price?

Notable: This area is one we've commended recently, after a recent sale set a PPSF record on Oak. We said:

If there's a sweet spot on Oak, it's probably around 17th, which is eminently walkable to Pacific Elementary (and Martyrs), not too close to MB Blvd., not too far from other stuff. You can see how buyers make the calculation: Sure, Oak represents a location challenge, but this particular part is actually convenient – a location with upside. Quite a balancing act."

320 35th Street, Manhattan Beach,  320 35th Street (4br/5ba, 2450 sqft.) returns to market after running about 6 weeks late last year. 

320 35th Street, Manhattan Beach, We don't always feature re-lists in our "new listings" posts, but this one was easy to miss last November/December, and there is also a new MLS policy relating to re-lists... This property was off market for about 40 days, more than 30 days, which is now the limited amount of time needed to be off MLS to reset the count of "combined days active on MLS." (Our system used to keep that "combined" days count unless a property was off-market for 90+ days.)

Notable: The price this year is $200K over last year's price. It's nice to see some optimism about the townhome market. Let's see if it's warranted.
