449 34th Street (4br/5ba, 3000 sqft.) dates back originally to 1970, but boasts a ton of far more current modernizations, in particular to the kitchen and primary suite.
The home is built around a courtyard, all windows around it, where a hot tub takes center stage (it can be covered with floor slats for those rare moments when you're not using it, making the full outdoor space usable). This brings a lot of light into some spaces, while others are tucked away in back – the kitchen/great room, and the surprisingly large primary suite.
This one packs a lot of surprises, in a floorplan you probably haven't seen.

2522 The Strand (3br/4ba, 2740 sqft.) is a bold 80s contemporary last sold in 2019, after which it got a full set of major upgrades.
Since then, the property has been offered for sale in 8 separate listings, including the current one, with its prior offering prices varying from $7.500M in 2021 to as high as $8.900M in 2022, and last seen at $8.500M last Summer.
It's back higher now, in light of at least two notable developments: (1) End of the controversy and uncertainty about the use of the immediately adjoining land at Bruce's Beach Park (sold to the county by the Bruce heirs), and (2) Start of a new market where high-end properties, in particular, are being absorbed quickly.

124 17th Street (4br/3ba, 1720 sqft.) is a unique two-unit offering on a prime walkstreet near town. It's literally two separate buildings/homes, each modest in their way, but you can't replicate location.
Deep back in the MB Confidential archives, we have a 2014 story referencing the fact that once-upon-a-time 124 17th and its rear half, 125 16th Place – then and now on separate lots – were both under contract to a builder who was going to pay around $3.2M, merge the lots and build new. Alas, deed restrictions on the rear unit, lasting till ... well, this year ... appeared to restrict height and a lot merger, so the builder dropped out and 124 and 125 sold separately. The current owner of 124 originally held only 125, but picked up the walkstreet unit in 2016. Now they're for sale together in one package.
A merger at some point – if allowed – might have made new development of a huge SFR a ripe opportunity. Alas, in 2019, the state enacted SB 330, which includes the "no net loss" rule (see this post), which would appear to require 2 units if the lots were merged and scraped. (We always tell you, we're not your lawyer, nor are we the city planning department, but we will share what we [think] we know. The options here merit investigation.)
