Tree Section

1801 Pine Avenue (5br/8ba, 4347 sqft.) is super-ambitious new construction that aims to go where no Tree Section sale like it has gone before.
Far from your typical MB spec home, this one has some custom elements, lots of pricey designer extras and a bunch of inclusions – not least, a fully outfitted, dedicated home theater – that are meant to make the whole house "plug and play."
Start price: $6.800M.
There are few closed sales in the Tree Section with a higher PPSF than this home's asking at $1,564/PSF, but they exist. There IS one pending sale higher: at comparably sized 2100 Palm (5br/5ba, 4711 sqft.), on a prime block nearby.
Only a few weeks ago, 2904 Palm (5br/6ba, 3254 sqft.) closed for $5.600M and $1,721/PSF. That home was comparatively basic, and obviously quite a bit smaller (~1300 sqft.), lacking a basement.

There are 2 bedrooms down and 2 up, with some living spaces opening out the ample backyard.
The home is situated near the peak of a cliff behind the Target, but you don't seem to see or hear anything from the store, and there is a view of a surprising amount of the Hill Section to the southwest.
