3404 The Strand Manhattan Beach CA3404 The Strand (8br/8ba, 5568 sqft.) now begins its 3rd listing since April 2022.

It's a unique offering, with really two separate homes on the same lot. There's a 3-story property on The Strand, and a second house positioned high up in back, meaning both properties get good views. (Odds are, the ultra-high position of the rear building, which was remodeled in recent years, could not be replicated anywhere in MB under today's rules. Buyer to verify.)

From the official description:

3404 The Strand Manhattan Beach CA"This one-of-a-kind, dual-residence beach-compound, sited on the sand of the world famous, Manhattan Beach Strand is decorated from dusk until dawn with unobstructed, emotional ocean views. The main level is open-concept, connecting generously sized living and dining areas, a kitchen adorned with Thermador appliances, outdoor spaces, and office with built-ins. The lower level is a massive flex space which can function as a gym, family room with bar, or home theater, which opens directly to the beach. The upper home is appointed with 4 bedrooms and 3.5 bathrooms. Amenities include: secured entry and cameras, large storage area, fire-pit, built-in grill, lush landscaping, wine fridges, automatic shades, Vantage lighting... and garage parking for 6 cars with 2 spaces on the apron."

It's the rear unit, off of 15th St., and essentially next door to the post office and Joslyn Center, with a driveway into the parking lot there just to the east.

The listing description is in all caps, and sorry, we just can't publish that much screaming, so here's a little excerpt:

Hill Section

876 5th Street Manhattan Beach CA876 5th St (5br/5ba, 4844 sqft.) is a very large, custom 1990 build with ocean views from both front and rear balconies in a favorable position near the top of the 5th Street hill.

Small point: Our Spanish is pretty good (hola!), so we don't really agree with the listing's statement that the home's nickname, Villa Las Lomas del Mar, roughly translates to “Hill Town of the Sea.”

We'd go more with "Home on the Seaside Hills," or similar. There is no charge for this humble suggestion.

876 5th Street Manhattan Beach CAFrom the official description:

"In the heart of Manhattan Beach's prestigious Hill Section, this warm and sophisticated 4,844 square foot residence was designed with entertaining in mind. This stunning, 5-bedroom home is named Villa Las Lomas del Mar, which roughly translates to “Hill Town of the Sea.” With expansive ocean views and plenty of outdoor space for lounging, this property is perfect for active family life. A grand 2-story foyer welcomes you with inlaid marble floors and a curved staircase leading to the upper level."

876 5th Street Manhattan Beach CA"The chandelier-lit dining area has etched-glass French doors that open to a terrace with its ocean breeze. With seating for 8 (extendable to 12+), this space is perfect for any occasion. The living room is designed to be the heart of your home. With a gas fireplace, library, deck and ocean views, it's sure to be your favorite place to relax after a long day. The chef's kitchen is a dream come true for anyone who loves to cook. The room is large and open, with tons of counterspace and cabinets. There are two ovens, two dishwashers, and an oversized island for preparing meals. The skylight overhead lets in plenty of natural light to brighten up this space in the home. The family room is the perfect space to sit back, relax, & enjoy the sailboats meandering across the bay. The custom gas fireplace is perfect for a cozy night in, or you can head out onto the deck to enjoy the ocean breeze while you watch the sun go down. You'll love the ambiance of your main-level suite, which features a fireplace, plantation-shutters framing ocean views, and huge closets perfect for the fashion-obsessed. The spa bath is a luxe 5-piece ensuite with dual vanities, a separate walk-in shower, & a jetted soaking tub. If you are looking for a home with plenty of room to spread out, this is the one for you! ... Did we mention ocean views?"

533 13th Street Manhattan Beach CA533 13th Street (2br/2ba, 1194 sqft.) is the latest listing from Dave Fratello and Edge.

We love love love the little 100+ year-old house, but we also know that a big attraction is the location and view potential. So we sent a drone up to 27' from grade to get the view photo above (and some others), roughly showing what you'd see from a 3rd story of a new home on the site. (The district allows 3-story, 30' homes.)

Look in the listing for more view photos, or come to the open house, where we've placed large photos on a poster so you can really evaluate the views in context.

We hope you'll visit to catch a little bit of Manhattan Beach history, and to see how nicely we can present almost any home for market.

You might even enjoy the music!

533 13th Street Manhattan Beach CA"A serene front yard surrounded by a white picket fence is your place to kick it with family and friends, enjoying the sun and ocean breezes."

You’ll have real ocean and Catalina views to the south and west, as well as Malibu views to the north and west."
