Manhattan Beach New Listings (2/26-2/27/22)

On the one hand, it's real estate Spring, and we're getting new listings. Inventory has shot all the way up to ... well, 30.

But there were just a half dozen new listings this past week on account of "Ski Week," when "everyone's gone," especially realtors. We can be hopeful about more to come next week.

It's a huge house for the area, and almost could not be closer to town.

317 8th Street Manhattan Beach CA317 8th Street (3br/3ba, 1892 sqft.) is a walkstreet structure with a ton of land value.

The lot features an ocean-view corner location, very close to down.

The most recent eye-popping walkstreet sale was 341 4th at $4.554M, remarkably the first flat-walkstreet public-market sale over $4M, waaaaaay over $4M.

317 8th Street Manhattan Beach CA317 8th sold in Dec. 2020 for $3.250M, at what seemed to be below the prevailing rate for walkstreet lots at the time.

Now they'd like $4.700M.

232 16th Street Manhattan Beach CA232 16th Street (6br/5ba, 4400 sqft.) is an ultra-remodeled home at the top of the walkstreet.

This counts as the 4th or 5th attempt to sell since 2018. (It was listed as "coming soon" for a spell last year, but then never came. It canceled.)

Most of those listings were in the mid-to-high 6's, but this time the start is $7.495M.
