We can't quite recall the last walkstreet TH to come to market, as it's a rare use of a lot like this. The unit technically does not have a shared wall with the rear neighbor, as there is a (tall) stairway between the units.

209 41st Street (3br/4ba, 1884 sqft.) is an El Porto SFR with a nod to modern style, nice ocean views and newer A/C.
There are two ensuite bedrooms, including the primary, on the middle level, and another downstairs. The top level is fully open, with ample entertaining space, kitchen off in one corner, open to the room, and oh, did we mention the views?
The undergrounding of utilities in El Porto has been going on awhile, and poles will be down at some point soon. The views here are not much obstructed now, but wow will it be great when there’s nothing at all.
This one was listed for 107 days last year at $3.350M down to the current start price, $3.198M.

Hill Section
215 S Poinsettia Avenue (6br/8ba, 9047 sqft.) is a sprawling, giant house with incredible entertaining spaces inside and out. Take the chance to drop in Sunday if you can.
The configuration of the home is somewhat unusual, with rooms set up in almost a circular formation around central common spaces on both main floors. You don't see this much because you don't find lots that can accommodate a design like this.
The backyard is a tropical paradise, complete with swim-up bar decorated like a tiki hut.
The mind-blowing basement space features a tiered home theater and wildly decorated bar area, which features a private room just behind the wet bar.

East Manhattan Beach

213 Aviation Place (3br/3ba, 1747 sqft.) is the second unit in the Manhattan Pointe complex to come out early this year.
It’s also hands-down the best-looking, most-remodeled and customized unit in the community ever to come to market.
A few weeks ago, when 311 Aviation Place hit the market, as we walked through, we literally said out loud to someone: These units are almost 25 years old. You would think someone by now would have hit all the surfaces and baths and made them new.
Tada! It’s a brand new kitchen, with new cabinetry and counters, which seem a little bigger than the standard-issue countertops all the other units have.
Flooring is wide plank, with some carpet in the bedrooms. All the baths are new in style, and even the fireplaces got a new grey stone.
This is a designer-level redo, maybe simple, but definitely pretty. At $1.499M, 311 Aviation Place was asking $99K more than the highest-ever sale in Manhattan Pointe, and made a deal pretty quickly. This far more modern unit is asking only $26K more than that asking price.
