Sand Section

209 15th Street Manhattan Beach CA209 15th St. (3br/2ba, 1278 sqft.) is a fully remodeled 1960s SFR downtown.

If it looks familiar, it should. The same property was marketed last Spring and Summer, coming down from $3.299M to a closing in Aug. 2022 at $2.885M.

Last year's version had a downstairs primary suite with a smallish bath and a small set of wall closets, despite overall huge space. Now these (short term) owners have added a wall of closets and expanded and updated the primary suite's bath to be big enough for 2 sinks and a new shower. Upstairs, the bath was also updated.

The newer (2018) townhome was initially sold off-market in Oct. 2021 for $5.000M.

Subsequently, two half-lot properties on the south side (2612 Alma and 2613 Vista) were sold, possibly posing a threat to the views currently enjoyed from the deck at this property. (Buyers should research this, as we have no information beyond the fact of those sales.)

The lowest asking price last year for this one was $4.699M, but it's lower now.
