Yeah, this feels like February.

It's only 8 new listings, but that's more than we've seen in a while, and they're spread around town.

532 4th Street Manhattan Beach CA532 4th Street (2bd/2ba, 1816 sqft.) is an older 1960s cottage. The listing features 21 photos, none of the interior, many being drone shots to try to show you where the location is. (The address also helps.)

It would appear they are trying to set this up as a pure land-value sale, at essentially $3M, but it's not a walkstreet, just nearby.

465 33rd Street Manhattan Beach CA465 33rd Street (3bd/2ba, 1396 sqft.) is attractive for its bonus-sized lot, 4045 sqft., or 1.5x the normal for the area.

This sale appears be a case of development plans reconsidered. They will include plans for a 6,200 sqft. home (!!) already approved by the city, but they're not building it.

This property was sold for $2.560M in late 2019, tried last year at $3.399M down to $3.149M and is back in the middle $3.3s again.

1140 N Ardmore Avenue Manhattan Beach CA1140 N Ardmore Avenue (4bd/2ba, 1772 sqft.) is a super charming combination of 1907- and 1929-built shingled buildings. Location very close to downtown makes the land appealing.

We'd like to run more from the listing description, but the all-caps shouting is disruptive to our vibe.

It would appear that both the listing agent's thesaurus and iPhone got a big workout in preparing the listing.
