Manhattan Beach New Listings (3/11-3/12/23)

You know who's been quiet so far this year? East Manhattan, that's who/what/where.

So this week, we're glad to see that 4 out of 5 new listings are east of the highway. Some life east of Sepulveda!

Granted, two offerings are not exactly move-in-ready, one being an empty plot of land and one an original cottage whose listing invites you to bring all manner of architects and contractors to visit the open house. Still, it's progress toward giving the market options.

From the travertine tile to the darker wood cabinetry and other style details, there's no doubt about the vintage. It's all neutral enough, but styles have changed, and a buyer will likely make some cosmetic changes.

There's nothing on the market with these basic features (or west of Highland under $4M!). Perhaps the closest analogue on the market recently was 324 31st, with more up-to-date styles and somewhat more square footage (2300+). It recently went under contract after a few months on market and a price cut to $3.875M

They fit a LOT of house on this ~4900 sqft. lot. But, a quibble with the official listing description... It's 3442 sqft. officially, but they're calling it "nearly 4,000 square feet of synchronized beauty." Is 3442 "nearly 4,000?" Discuss.

You do not get a brand new house for $2.3M here (anymore).
