Manhattan Beach New Listings (3/15-3/16/25)

Who's to say why the wind blows a certain way at certain times?

Why were there 12-18 new listings each week for a spell, and this week, only 3?

You're gonna say the weather, aren't you?

Well, we'd rather blame the rain than worry about another possibility: That the market has already eaten all the Spring inventory, when it was all move up to January and early February to meet a demand surge.

We're not too worried. We're prepping listings now, and certainly had weather impacts on our schedule, but we'll just have to see if this week's shortage of new listings turns out to be a blip.

421 19th. Place, Manhattan Beach,  421 19th Place (4br/3ba, 1612 sqft.) is another 1950s original on a half lot, continuing the theme for the week.

Unlike 1st Place, this one is priced a little more like you might expect.

Upgrade? Build? Hold? Many options here.

East Manhattan Beach

1625 18th Street, Manhattan Beach,  1625 18th Street (4br/6ba, 3600 sqft.) returns to market after about 4 months of trying to sell late last year, at prices of $4.700M-$4.600M, restarting now a tad higher.

1625 18th Street, Manhattan Beach, It's an ultra modern, custom build with a bit of a pool (with "swim jets") in the backyard.

On a personal note, way-back-when, when your blog author here was a competitive swimmer and waterpolo player, no one ever said "wow, check out that guy with the swim jets."

1625 18th Street, Manhattan Beach, Last year, when this home first listed, we noted that the high for any East Manhattan home on a ~5000 sqft. lot was brand-new 2104 Lynngrove at $4.195M. Since that time, a new Liberty Village sale came in much higher: 1401 Lynngrove at $4.600M. These are the only 2 sales in East Manhattan on 5K lots to get over $4M.

Worth noting: Twice, our Edge office set the price record for listings in Liberty Village (in 2022 & 2023), and each time those homes were also on Lynngrove. There's magic on that street, apparently.
