East Manhattan continues to deliver, with new inventory including a large, livable house with pool and two large lots.

Built in 1990, the home has been upgraded in places over the years, though echoes of the original are still visible, such as with some original cabinetry.

The kitchen runs a bit galley-style on the eastern side, and connects in back to a family room. The deck, built over living space, is fully tiled and arguably as large as some Tree Section yards in itself.

But wait, there's more! A lower, second level of the yard features a nice pool and hot tub with attractive tiling along its sides and inspired, newer hardscaping.

Also downstairs: A living room with fireplace and a large family room, plus 4 bedrooms, two on each side of the house. Just about the only thing not huge in the house is some of these secondary bedrooms.

1320 Voorhees Avenue, Manhattan Beach, CA

1320 Voorhees Avenue, Manhattan Beach, CA1320 Voorhees Avenue (3br/2ba, 1459 sqft.) stands out for its extraordinarily large lot size: almost 9200 sqft.

Technically, that's on account of a second lot attached in the rear. It's slightly elevated from the main home's lot. Just a few homes here along Voorhees have these extra lots. To the south is a small, gated development known as Manhattan Estates and then Mira Costa High School.

Look to the sale of a nearly identical property next door, just last year: 1326 Voorhees (pictured), boasting a comparable 9250 sqft. lot and slightly larger, though very dated, structure (5br/3ba, 2215 sqft.). That one sold in mid-November 2022 for $2.500M.

So they've listed 1320 at the same price.

Curiously, that neighboring property had a house that's small and dated, with smallish bedrooms, but it turned out not to be a scraper (yet). Looks like it's being improved in place for the folks who bought it.

They don't really have interior pics for 1320, but in our tour we found it to be clean and basic. Of course everything could use updates. Much like the neighbor, you are invited to see the home as a blank slate. Remodel, add on, or start new. And figure out something awesome to do with all that extra outdoor space.

1350 Curtis Avenue, Manhattan Beach, CA1350 Curtis Avenue (3br/1ba, 1051 sqft.) requires us to make an embarrassing confession: We had no idea there were oversized lots like this on the little finger streets between Meadows Ave. and Pennekamp.

1350 Curtis Avenue, Manhattan Beach, CAThe plot where this very original, partly tidied-up cottage is located is 60' wide and over 6300 sqft., allowing for a new home to reach just over 4300 sqft. if you maxed out on the lot. (Per city of MB.)

Most lots in the immediate area are around 5000 sqft., being 50' wide instead of 60' (with exceptions for those few down on Voorhees that have the bonus lots attached, like 1320 Voorhees above.)

1350 Curtis Avenue, Manhattan Beach, CAHowever, on Curtis, the last 5 lots are 60' like this one, with total lot square footage of around 6200-6300 sqft. (The addresses are 1330, 1336, 1344, 1350 [subject] and 1356.) Only one of these properties has even a relatively recent trade, 1330 in 2002.

Notable: A similar stretch of Voorhees, just to the south of these lots, also has a few oversized lots: 1331 at ~6300, and 1337 and 1345 Voorhees at ~5800.
