133 6th Street (6br/7ba, 4596 sqft.) is a large home with a small second unit attached in a prime location near downtown.
From the absolute peak of the 100-block walkstreet, the home features a glorious, flat patio with ocean views that just invites you to entertain.
For the main house, the first floor is really just the (large) garage and an entry area, with 3 bedrooms on the middle level and the primary suite upstairs along with the main living spaces.
The open-concept top floor features two cozy living areas, one centered on a wall TV and one near the view windows, a modern, open kitchen with island, and a modest informal dining space in the center.
For formal dining, you mostly go to an indoor/outdoor space, carved out like an atrium just off the family room, where foldaway doors integrate the spaces.
We like to say this sort of indoor/outdoor setup will work "only about 10 months out of the year," but when we have a real winter here in SoCal, maybe it's more like 9 months?
The primary suite is quite large, with views of the pier. The middle level, with its 3 bedrooms, also features a library/study at the front of the property that gets great views.
A smallish guest unit/rental in the very back of the property features two small bedrooms and about 1100 sqft. of living space, full updated.

316 28th (4br/5ba, 3450 sqft.) is a custom modern completed in 2020, featuring big, big, big ocean views from across the top floor.
It's an inspired execution of a "warm" modern vibe, featuring woods and natural stone, along with a realistic "living wall" along the main staircase.
The three main bedrooms occupy the middle floor, with a large 4th bedroom and fun den/gym and raised desk/office area up behind. We got the feeling of a recording studio or (home) trading floor from the room.
Upstairs, you get not only an open floorplan, high ceilings, and incredible ocean panoramas, there's also an "outdoor room" that features – are you ready? – a hot tub and cold plunge built right in.
The property was offered for a couple of months in Fall 2022 for $8.795M.

East Manhattan Beach
1417 3rd Street (4br/2ba, 1450 sqft.) is a fairly typical late-1950s SFR on a great street.
The full-sized lot (7500 sqft.) has been under-utilized by the current owners, with the backyard kind of let go, but you can see the potential.
As was common with 50s homes, you'll enter into the main living room, with a walled-off kitchen and dining area to one side. As a pleasant surprise, the kitchen is fairly wide and open, and an addition creates a sort of sunroom/living room just off of there.
Notable about the lot topography: There is some downslope from front to back. There are other parts of 3rd St. where the slope is more extreme, but this is a consideration, whether remodeling or building new. The floor of the living areas in back rests perhaps 10' above the level of the yard right now.
From the official description:
"Don’t miss out on the opportunity to own a prime East Manhattan location! This charming well-kept residence sits on a 50' x 150' = 7500sf lot in an excellent well-sought family friendly neighborhood with beautiful and stunning homes on the block. Private, large, and lush backyard where you can have BBQ’s all year long! Bring your vision and make it your own or use the easy floor plan to update, redesign, or added on to. A must see and act fast."
1417 3rd Street begins at $2.299M and is open Sat. & Sun. 2-4pm.

600 8th Street (6br/8ba, 6000 sqft.) is actually an offer of a "build in progress," such that one obtains the land, plans and current progress, but the buyer is still responsible for finishing the project at their expense.
From the official description:
"The ‘Frame House’ at 600 Eighth Street is perfectly situated in the prestigious Manhattan Beach Hill Section, home to some of the most impressive estates in southern California. This luxury property is offered as a build-in-progress project... [T]this modern jaw-dropper will surely be on the list of most iconic statement properties in Manhattan Beach. There are 6 bedrooms and 8 bathrooms planned in approximately 6,000 square feet of living space with better than you think ocean and horizon views. On the first of the three levels, there will be 2 bedrooms, an office, gym, sauna, art studio, 3 stop elevator and step-out patio. The second level is where all of the fun happens.
