If you're shopping at or slightly above the $4M range, a few new options emerged this week, two in East Manhattan and one in the Tree Section. Those are the first 3 listings reviewed below. 

Then there's a lot of lots, it seems.

642 14th, Manhattan Beach,  642 14th (4br/4ba, 2311 sqft.) offers a prime position on one of the great streets of the Martyrs area, with mountain views in one direction and legit ocean views in another. 

642 14th, Manhattan Beach, Why aren't we talking about the house more? This roughly 6000 sqft. lot holds most of the value. 

They're starting at $4.600M, which is pretty much where the fixer/scraper home at 600 15th recently began, before it closed for $6.000M.

You'd also look at 1315 Church, a corner-lot 70s home that's just steps away with similar views. It sold for "only" $2.800M in October last year, after a start at $3.500M. The lot size there is a major difference: just over 4000 sqft.

Last year, at least, the home was staged and there was a thoughtful description. Everything is flatter now, but it is an available property on the market.
