Manhattan Beach New Listings (4/16-4/17/22)

By Dave Fratello | April 16th, 2022

Easter, Passover, Dodgers' home opener... and new inventory. So much to celebrate this week!

One thing to be conscious of, though, if you're in the market and need to visit public opens, Saturday's the day. None of the new listings this week have Sunday opens, and only a couple of other listings will invite the public on Sunday.

See links and details below, and click any address link to view all photos and property details. Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello and Edge.

Open house times are listed below, but you can also click "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

Tree Section

750 29th Street Manhattan Beach CA750 29th Street (6br/8ba, 4835 sqft.) is new construction with a super open floorplan and basement featuring a large den, a bedroom and spare room.

The style is just a little different from the Cape Cods and Plantations we've grown accustomed to, labeled "Modern Farmhouse" in this instance. Pleasant.

750 29th Street Manhattan Beach CAThere's a crop of new homes recent & coming that are aiming to make $6M the new normal for Tree Section homes with basements, this being the current, active example.

We are seeing solar come standard on several newer homes, a good trend.

3008 N Ardmore Avenue Manhattan Beach CA3008 N Ardmore Avenue (3br/2ba, 1906 sqft.) is a unique case.

The nearly 7500 sqft. lot runs wide along Ardmore, stepped up somewhat from the level of the street.

3008 N Ardmore Avenue Manhattan Beach CAThe almost-midsized, upgraded 1950s house also runs wide along the lot, resulting in a long, wide backyard and more-than-ample front yard.

There's some classic and almost Craftsman-influenced detail in the house, with an overall rustic/modern feel that could be taken to another level with further remodeling.

The bedrooms are sizable, in light of the home size, and there is a true, full, primary suite with a nice, modern bath.

3312 Palm Manhattan Beach CA3312 Palm (5br/6ba, 3599 sqft.) is a new construction project that's really just broken ground, but they're going to see if they can pre-sell it. (This builder often does.)

From the official description:

"Coming 2023... California Contemporary New Construction in the Tree Section. Offering 5 beds, 4 and 2 1/2 baths, 3599SF (BTV) with a basement and a small pool. Developed by TriWest, this home has the ideal exterior elevation with the tucked under garage, beautiful curb appeal and thoughtfully laid out floor plan."

Hill Section

1012 10th Street Manhattan Beach CA1012 10th Street (4br/4ba, 2609 sqft.) has several things going for it. It's in the Hill Section (albeit a bit close to Sepulveda), it's got 4br and it's move-in ready.

1012 10th Street Manhattan Beach CAIt's not a conventional design by any means, as the 1947 house has had at least a couple of rounds of additions. So there are 2br up front, one more further back before the rear family room, and the master suite is popped up on top in the rear.

While the home does feature a large lot (7500 sqft.), some space is lost with the driveway along one side, and the large, raised pool in back - along with pool cabana over the garage - takes up some more of the space.

It's a unique combination, nicely presented, surely a fit for some buyers out there now - maybe several.

1012 10th Street Manhattan Beach CAFrom the official description:

"This beautiful craftsman style home, sitting on a large 7,500sf lot, offers both indoor and outdoor spaces to entertain and play including a lushly landscaped backyard and pool area, complete with a spa, covered patio, and changing cabana. Indoor highlights include a chef’s kitchen, an open living and dining area, a large family room with beautiful fireplace, and primary suite with vaulted ceilings, a fireplace, and French doors opening out to a private patio. Walking distance to shopping, restaurants, and a short bike ride to the beach."

1012 10th Street begins at $3.695M & is open Sat. 1-4pm.

1012 10th Street  is Listed by Lindy Coe-juell of Barshay Real Estate, Inc.

East Manhattan Beach

1637 1st Street Manhattan Beach CA1637 1st Street (3br/2ba, 1402 sqft.) is a pretty clean time capsule, a 1950s house that bears most of the look it's had since the day it was built.

From the official description:

"This sweet gem is located in a beautiful neighborhood in East Manhattan Beach with amazing potential or, if preferred, build your dream home. Located on a large lot, this 3 bedroom | 2 bath single level home is just over 1400 Sq. Ft. The interior has living/dining area, great room (with a fireplace) that opens to a back patio area with steps down to a nice grass area ready to be landscaped. The remainder of the house includes a nice size kitchen which, overlooks the great room, a laundry room and offers nice hall storage. All the bedrooms and bathrooms are on the East side of the house. Located close to schools and easy access to stores and restaurants."
